AirBnB host?

Ways to afford a holiday this year and I was thinking today about offering our house out to rent on AirBnB whilst we holiday somewhere else. I know there are home swaps but I think I want the hassle of having to find a match to swap with.

I just wondered how this works in practice? We've done AirBnB's before but never in someone's primary home. How much stuff would I have to put away? I'm not talking personal items as I realise that's down to personal preference but more practical things like wardrobe space? There would be none as our clothes would still be in there. Cupboards in the kitchen? There wouldn't be any fresh food in the fridge as we'd use that up like we do before any holiday but other cupboards would have tins in etc. Would I need to empty cupboards to make space?

I'm just trying to think about the amount of work to be a host before and after a stay. Would really appreciate any advice. Thanks

My PIL used to rent their house out as a holiday let but they had to strip all the rooms and put everything into the box room and put a lock on that door, renting it out as 2 bed rather than 3. When they returned to live in it over the winter they had to put everything back.

I personally wouldn’t book an AirBnB that was someone home with all their stuff in it. Sorry. How would your contents insurance even cover that if people did book?

Hi @TheMindfulMum realise I'm replying to a v old thread here, but if you are still looking for advice on this id be happy to help. We've rented our London flat (main home) approx 5 times on Airbnb. We pack a lot of stuff out of the way so guests have room for their clothes and other stuff but we don't totally depersonalise at all - it would just be too much work. Our listing makes this very clear. I think while some may not want to stay in a place with personal stuff around, it does have advantages too - eg our kitchen is well equipped with all the quality gear which I think is a welcome change from things like cheap blunt knives and no grater/peeler/insert other needed utensil like I've had in many holiday apartments. We've had excellent reviews from all guests. It is quite a bit of work leading up to hosting and I find each time it does induce some anxiety. But it has made holidays far more affordable for us, and resulted in us being able to get away more.
