One bed U.K. country Cottage in a village

No different to a two or three bed cottage.

Comfy bed and good quality bedding.
Oven, hob, fridge, freezer, washer/dryer, kettle.
Comfortable couch or two really comfy armchairs.
Small table to eat at.
TV and wifi.
A private garden with garden furniture.

The last one is crucial. We stay in a lots of cottages for couple, and often there is no garden, or only a very tiny one, with nowhere to sit out, or it is a shared tiny corner of a bigger garden.

I want the same facilities I had when I used to book for a family of four, but on a smaller scale. I'm not bothered about a dishwasher as it only takes a few minutes to wash up for a couple.

Hooks on the back of the bathroom door for clothes or towels and somewhere to put your washbag down in the bathroom.

More than just 2 of everything (eg cups, plates) so not constantly washing up/running dishwasher
Good wine glasses
Ice cube trays - can't have a G&T without ice!

Proper sized mugs.
Plenty of good sized towels
Enough dishwasher tabs or washing up liquid to last the duration of the let.
More than just two of everything.
Decent sharp knives

Hooks, hooks and more hooks. There are never enough places to hang coats/towels.

a teapot. For some reason, none of the AirBnBs we've stayed in recently have had a teapot - cafetiere, yes, tagine, yes, teapot, no. I always end up going to the nearest charity shop to get one.

Boot and wet coat area , washing line, (with pegs!!) plenty of tea towels cafetiere. decent knives and pans( especially a decent non stick frying pan).
Washer /dryer , oven and grill that actually work properly .
Some serving/ ovenproof dishes
More than 2 flimsy coathangers

My parents do this sort of holiday a lot and absolutely refuse to book anywhere without good wifi (ie if it's shared with the main house it can't go slow just because someone else is watching netflix) and a dishwasher. A recent cottage has gone on their 'never again' list despite being otherwise lovely because the oven was really bad (they need this for heating posh ready meals) and they were charged an outrageous sum for electricity after the fact (as in, they stayed a week and were asked to pay more than I pay for my electric-only flat in a month). They are picky but they do an excellent job of booking otherwise unwanted off season slots at short notice so are worth it Grin

Enough space to swing a cat (otherwise is book a hotel)
A folder with information about the locality, history of the property and the village, walks from the door etc. It's usually quite easy to pick up leaflets about bigger attractions but local knowledge and maps about the immediate area are not so readily available - so some personalised tips about good places nearby would be appreciated.

Minimum king sized bed with good quality bedding.

Don't be stingy with the towels.

A speaker and/or smart TV to play music through, and good wifi.

If you've got a 1 bed then your main market is couples, possibly with a baby in a cot, so bed is really important.

If the bedroom is large enough and you can afford a zip link bed, that will widen your potential market further.

We always look for
A secure garden if advertising as dog friendly,
A clean or easy to clean looking sofa,
washing machine,
TV,
A shower.
Bonuses on arrival are things like
Bookcase,
WiFi,
Access to cleaning cupboard.
