4 people... would you want 1 bathroom or 2?

We are renovating our annex which is a 2 bedroom holiday let. We have the opportunity to add an extra bathroom so it would be 2 bedrooms and 2 bathrooms rather than 2 bedrooms and 1 bathroom. The question of course is whether the cost of doing so will be offset by the extra bookings we get or the bit extra we can charge. There is also a downstairs loo.
So what do you think? If you were going to an idyllic rural retreat with another couple, or with your children, would you be put off only having one bathroom?
P.s. I am aware lots of us make do with one bathroom and no downstairs loo... us included!! But I'd love to know what general opinion is on this. Would you book somewhere with 2 bathrooms over 1 bathroom? (Even at the same price.... I am considering the fact there is competition around us too so need to tick all the boxes).
Or does it just not bother you at all?

Having a bathroom/shower away from kids' bedrooms would be nice. Recently moved into a rental from an owned house and our next owned house will have an ensuite or at least a bathroom not next door to the kids

I wouldn't have specifically looked for it but in recent years have ended up in accommodation with two bathrooms for 4 of us and we've noted how useful it is. Both abroad when everyone wants showers at the same time and in Yorkshire, when, after getting cold and wet, everyone wanted showers at the same time. I've got teenagers. It could help attract two couple as well. If never stay with another couple without having or own bathrooms. If you're able to add a bath even better, but otherwise 2 showers.

I wouldn't be bothered if a holiday let had two bathrooms or one. As long as the shower is good that'll do for me.

I'd rather there was a washing machine and tumble dryer in the extra space - I usually launder our holiday clothes before we come home so all I need to do it put them away when J get home.

Will they be able to run at the same time? My parents have a shower upstairs in their house and a shower downstairs. If someone uses the one downstairs, there is no pressure for the one upstairs. They’d have to be able to work at the same time for the benefit.

Washing machine and tumble dryer definitely a must. I wouldn't book anywhere without a bath.

If it were a major overhaul and space works out this way I would have two ensuites - that then works for families or people who are sharing the house. Or at least one decent bathroom upstairs (and maybe a separate shower cubicle?) and a toilet downstairs.

If I had the choice, I'd definitely prefer my own bathroom, especially if with friends, so I vote two bathrooms if you can!

What space would it take up that could be used for something else? If it's self caterers aimed at families I would prefer (as a PP had said) a washing and and tumble dryer. Or space to actually store your suitcases while you are there. I really wouldn't be fussed if it's one bathroom (especially as you say there is a downstairs loo).
If you are aiming at adult couples sharing then yes maybe two bathrooms. Really it would depend on who you get more trade out of - families or couples ?

Ah, amazingly helpful thank you Mumsnetters... you have really helped sort out my thoughts about it all. @beingatwatitsabingthing that is a very good point... I will make sure they can run at the same time with good pressure. They are both good size bathrooms. And thanks for the laundry point Bernadette... there is a small laundry downstairs too. No tumble dryer though! A Lakeland heated airer though.... I guess my next question is whether that is enough?!

Also with families I would prefer a bath - especially with young kids. So if it's 2 small bathrooms with shower vs 1 bigger bathroom with bath I would prefer 1 bathroom.

Two. No one in my house except me seems to be capable of taking less than 3 hours to have a shit (DD in particular is a bugger for sitting up there reading books on the bog for hours).

I think a heated airer is good. We have one at home and use it for the majority of our clothes and the tumble dryer for underwear and towels.

You’ll never be able to accommodate everyone’s tastes and specifications. I think what you will have sounds like a good set up.

I've never used a heated airer but sure it would be fine. I just wondered what you would be doing with the space if you did only do one bathroom, it sounds as though there is plenty of space but I have stayed in places that have shoehorned in tiny ensuites leaving bedrooms with no room for a chest of drawers or whatever.

What bed arrangements will you have?
If 2 double beds, you are looking g at 2 couples, and so 2 bathrooms fir sure.
If it's a double and a twin, you will appeal more to families, who perhaps will be more fussed about the presence of a bath in a decent sized room than 2 bathroons.
We have booked about 6 weeks of holiday lets every summer for the past 4 years. I look for twin beds in one room, a washing machine (bonus for washer drier, dont think weve ever had separate tumble drier), WIFI, and a 4 ring hob with built in oven. The rest can be juggled, those are my essentials.

Thanks @Kittenvsbox, good to know the essentials! It will be two big double bedrooms with two good size bathrooms, one with a bath for sure now! And @bookmum08 good point about room for other stuff like suitcases. There is room for those too!
I had been thinking about keeping the washing machine in the kitchen but after reading you replies I am going to make the downstairs loo a laundry with loo (can just about fit a partition wall in so that the loo isn't right in the laundry). Love getting these opinions.

Same. DH is 6'2 so sleeps on the diagonal. A double bed is always awful.

We live in a 3 bed house with one bathroom. On holiday I always book somewhere with at least a toilet and bathroom, preferably an en-suite shower room for us, bathroom for kids and a toilet! It's luxury for me.

I've never been put off a cottage because it only has one bathroom. You are only there a week!
I have been put off holiday lets by high prices, where owners have put lots of things in I don't need and put the price up to match.

I wouldn't book somewhere without a bath (even more so when I had young dc).
I would consider a tumble dryer a real positive.
