Help me find a uk break for 12 please!

This is driving me to distraction! Too many different requirements.
Looking to rent a holiday house type thing for a long weekend,
Needs to be for 12, 6 adults, 2 teens, four children, range from 65-4.
Teens preferably would not share a bedroom,
Has to be accessible by train or coach from Leeds but not too far to drive from North Wales,
Preferably something like a pool or hot tub,
Something to do for everyone that doesn't require a car.
Reasonably priced as I'm hoping to fund it myself but not really low budget either.

How many bedrooms do you need? What are your other essentials? What is your budget? Have you got a fixed date? Does it need to be near town/beach/parking/WiFi? These are my starting points when I try to book large accom for me and pals.

Many of the self catering cottage sites have filters for larger parties/number of bedrooms and any other particular requirements.

And one that immediately springs to mind is www.sleeps12.com (might be .co.uk).

In answer to your questions, other than what's already been mentioned
8 bedrooms preferably,
Walking distance to somewhere to eat and preferably something to do or ability to get a bus to something to do,
No fixed date but a school holiday ideally not October though as they don't match with the two sets of kids,
No idea on budget yet.

I seem to either see suitable places in unsuitable locations or vice versa

You need to establish a budget as that is the big thing. I could find you somewhere fabulous, butcuf its thousands over budget it's no good.

Sorry I didn't really know what was realistic for the size of property/length of time.

In the past we've shared the costs on something smaller and paid about £500 for a week so maybe £1500- £2000 but is that really stingy?

I wish 24k No £2000 total, as I said in the OP I want to fund it myself. We usually pay £500 ish per family, three families.

I like the look of Whitby and love Scarborough but not sure if 3 hours from north wales is going to be too far.

LOVE that Brass Castle property but I think it's going to be too much over budget based on the dates I've searched.

Another idea - Ludlow. Has a train station, and I think iif you did your research you would find things to do in locality. Would be cheaper than Lake District.

Youth hostel (YHA) too basic? You can hire whole places out and they often have a games room.

Thanks HairyToity I had kind of ruled out the Lake District as we've been before and it seemed like a car was essential but I'll look again.
I'm not averse to a youth hostel, for some reason I always imagine they're in the middle of nowhere!

Anything on sleeps 12 website? We've used it for family holidays. Some quite pricey but may be something within budget for a long weekend.

Would you be open to two smaller adjacent properties? That may work out easier to find within your budget. So two cottages or lodges next door to each other. Would also provide more space to get away from each other when you need a break! (And now toilet/shower facilities)
