I’d like to help my adult DC move out. I can afford to pay the rent on a small flat or studio, but I’m not sure about the tenancy arrangement. They are not currently working, so would it be best if I took the tenancy in my name?

You might need a joint tenancy. But you'll be responsible for paying the rent.

Having said that, you might struggle to find an agent willing to rent to you in those circumstances.

It’s too complicated for the LL to accept someone as lead tenant if they don’t live in the property. If your child is living there, they would need to be named on the tenancy agreement and affordability checks would need to be done in their name. If they are not working they would most likely fail.

You can no longer pay rent up front under the new Renters Rights Act.

Your only real option is to act as guarantor but even that may not be enough if the lead tenant is unemployed.

I'm a landlord. The only circumstances in which I'd accept this is if you were a guarantor. I wouldn't accept a joint tenancy in this situation because you weren't living there

I used to rent to students (in wasn’t a student flat but my first three tenants were international students), and back then the parent paid six months up front (for six months tenancy) as they couldn’t act as guarantors either as they lived abroad. Not sure how it would be done now. You’d have to be guarantor - my DD lives a a student house share and all the parents had to sign as one. Really need to ask an agent.
