Why are same-sized two, three and four-bed flats priced so differently?

Can someone explain to me why in a big city in my area 85 square meter flats that are 2 bed and 3 bed are the same price. But its £50k more for 4 bed at the same size, even through the 4 bed has no garden so is technically smaller. All else is very similar.

More expensive one is probably nicer, new kitchen and bathroom, etc.

Ate these flats in the same location, with sane facilities, same age, same service fee etc?

Location matters just as much as size.

theres no service fee in these sort of flats. Theyre within a minutes walk from each other, all old build that look shabby but are livable.

If they’re owned by different people, some of the owners haven’t caught up with a falling market and are being optimistic.

The 4 bed is also 85sqm?

A lot of places put a premium on bedroom numbers over total sq ft especially if some of the square ft is in things like hallways.

But I do see houses of same square ft where 2 small bedrooms seems to be worth more than one big one.

No service charge? Massive red flag. Who pays for maintenance

it's quite common her for no service charges.

@Owninterpreter yes the 4 bed is the same size as the 2 and 3. But smaller rooms.
