Advice please on end of tenancy

Tenant question advice please. After just short of two years we have given notice to the LL. The AST we signed says property to cleaned to a professional standard. The checkout is schedule for early afternoon on the last day of the lease. AST doesn’t say a specific time for leaving on the last day of the lease. LL says professionally cleaned and done before check out.

I need some advice please on two things: 1) Am I right that this doesn’t mean professional cleaning, 2) Am I right that I have the property until actual end of day on the last day of the lease so they can do the check out the next day.

I don’t know about the timings, but I think they expect you to have the place cleaned by a professional cleaning company, otherwise you risk your deposit.

Have the place cleaned by a company that the agents recommend, then you have some comeback if things go tits up.

You don't have to hire professional cleaners. They can't ask for this despite that it says in the contract.. As long as it's cleaned to a professional standard then that is fine. Keep any receipts you get to prove that you have done it.

If it says early afternoon then I would assume by 2pm. However my mother was never a cleaner in her working life and yet was capable of cleaning a house to the standards required before we left. As others have said keep receipts to prove it’s been done and you should be fine.
