DIY livery prices

Hello.
We are looking at taking on a property that has some stables and an arena.
I have a pony and horse and have always had horses.
I currently rent a field for them for £120 a month for 3 acres. I am doing my homework for the local area, but was wondering how much you all pay for DIY livery - a stable, a paddock and use of arena.
Do you pay extra for hay / bedding?
Do you value the availability of help for the occasional rug change / feed, bringing in etc?

Are you thinking of taking on DIY liveries? Have you factored in insurance? Are there any restrictions on the use of your arena? How many acres have you got for how many horses? When we had dd’s horse on DIY we paid £220 per month for stable, secure individual tack room to store tack/rugs/feed/bedding, all year turnout in huge fields (40+ acres) with lots of natural shelter and use of arena and jumping field in the summer. Excellent hacking with minimal roadwork. Bedding and hay/feed weren’t included and we paid a freelancer to turn out in the mornings as dd couldn’t get there before school. We paid £30 a month to keep our trailer there.

How many acres? Too many livery yards over stock which leads to poor paddocks which get poached and never recover.

Yes had thought about insurance.
There are a few liveries already there.
There's 20 stables and about 50 acres.
I am actually thinking more of a retirement/ rehab livery tbh as I'm not sure about all the politics and comings and goings but some of the current ones have expressed they would like to stay, so I'm considering it.
Just not sure of what they pay currently (waiting to find out)
Also don't know if they have individual tack rooms but this is a good point.

So when horse was in work I paid approx between £200- £220 month on DIY including arena + ad lib hay/haylage. Bedding on top of that.
He is now in retirement/DIY for a bit less ie £180 Inc bedding + hay. Lives out in herd of 6 horses in 20 acres but comes in (with daily turnout) beginning Dec-end Feb. Personal tack locker in shared tackroom.
He is high needs so I could never just leave him at retirement livery and not see him. So when he is in I see to him twice a day, same as DIY. Once they are living out I pop over once a day and yard owner checks him twice a day/changes rugs etc.
The proper retirement places around here charge £400 per month but they do everything and owners not expected to see to horses (same as with Full).
We are NE as that will impact pricing.

SW. pay 150 a month for stable, use of field, arena, cross country around the fields in the summer, secure tack room, horse walker, feed room… pay extra for hay, bedding. Pay extra for turn out/bring in etc up to 12 a day for full livery.

I definitely couldn’t do it without having someone else I can pay to dip in for some tasks occasionally!

What are your qualifications? From your first post I thought you meant a small yard with a couple of liveries. If you were going to run a yard with up to 20 horses I would expect bhs or equivalent qualifications. Even with diy you are responsible for providing the right environment for the horses on your property. It is up to you to maintain fences and manage pasture. You decide the worming plan for a potentially huge range of ages, health conditions etc
I hate to put a downer on your plans but this is a huge undertaking. Lots of livery yards are closing because the very experienced people running them cannot make it add up financially whilst caring for the horses welfare.

As I have said - diy probably isn't the route I want to take. I have my pony club A test (which I think is equivalent to level 4?)
Plus I used to be / am an AI. I have run a smaller yard before too.
I'm actually a primary teacher atm.
There's a lot to think about but just trying to weigh up pros and cons and viability at this stage.
Grazing and fencing management also not a problem- dh has a dairy farming background.

£150 per month for stable, school, field and storage areas. Can buy own bedding and feed. Have to buy hay off yard owner who takes the piss with adding a massive charge on top of the cost of the hay
