Thanks for all the replies.
I do understand people's concerns, trust me, I've been in the private rented sector for over 5 years and this is the 6th rental I've been in. This is the only rental payment I've ever paid late - I'm sure partly because the flat had a massive list of maintenance problems that the letting agents have been very slow at sorting out so we have been very stressed and forgetful of things. There are still about a handful of smaller jobs they are yet to resolve despite us informing them about the issues on the first working day after we moved in over 6 weeks ago.
Also, my dad is a landlord so I do get that perspective as well.
Just want to reassure people there is no way we would get a dog without landlord's consent. Not worth the hassle at all, for anyone involved. And the rescue require sight of LL's written permission before rehoming which is entirely responsible. I am opposed to buying a dog from a breeder full stop.
My guinea pigs are not frightened of other animals in general (they've spent time around dogs and cats and just don't seem to perceive any threat at all which would be worrying if they weren't so well protected and well cared for!). One of them in particular used to love my neighbour's dog
. Obviously sudden loud noises startle them though they're very adaptable and resilient.
Also would not consider a dog with a strong prey drive (for obvious reasons), pigs will be in a secured cage, and the animals would never be left alone together.
Alone time we'd be aiming for no more than 4 hrs alone at a time really. This rescue say no more than 7 but I know some others say no more than 4 and I think that's a good guide.
The carpet cleaning is only an issue because of the filthy state they were in when we moved in. The walls haven't been painted in God knows how many years, they are covered in marks in all of the rooms, the floors are all scratched to bits with nail varnish stains and the carpets with little holes in etc. It's not been looked after well and our rent reflects that as our flat is much cheaper than the other ones on the rental market in this complex. I'm glad the LL/LA appreciate that at least. That's why I made the comment about not really wanting to shell out for professional carpet cleaning when the property is very worn and was not professionally cleaned before we moved in (there was mould in the sink, and rotten meat in the freezer, as well as a clothes moth and flying ant infestation...).
The reason I saw dog first btw was because I thought landlord might consider the request more seriously if I can give specific information about the specific dog, rather than 'can we have a dog', as that would be a ginormous amount of variables and I can totally appreciate that why they would say no, whereas if I can point out a specific dog with specific attributes I thought that might help them consider it at least.
I can also guarantee we are not going to be evicted because of our guinea pigs lol. Have any of you people ever rented a house before?! All our previous LLs and/or LAs have found them upon inspections or whatever and have always been charmed by them. We pay the rent on time and keep the property in excellent condition, I can't understand why it would ever be worth their while to kick us out for having guinea pigs and then have to look for new tenants.
Our contract is 6 months and we don't want to extend it, just have it roll on for a few more months maybe. No they have not issued us with the relevant notice (yet lol). We are not intending to live here long term - we have secure housing being provided for us in the future from my father who owns property hence why I'm not concerned about being able to find another place in future that will allow us pets as I know moving can be a huge issue with a dog, but that won't be a problem for us.
I do think it's kinda sad that people have jumped on here and made massive incorrect assumptions about me and my pets though, as well as the very good, reputable rescue who know our circumstances in far more detail than you guys and deemed us to be an 'ideal' home for this dog.
