Suggestions for creating dog friendly accomodation

I am about to start building a self contained property suitable for dogs. It will have a securely fenced garden, outside dog wash and kennel and dogs will be allowed inside the house. There will be 5 acres fully fenced and an agility area. You will have sole use of the entire property which is 220 acres of trees, springs and trails. I will be on hand at all times to offer dog sitting at no extra cost. Can you suggest anything else that i can do to make this venture successful?

Sounds a bit over the top to be honest
As dog owners all we need on holidays with our dog is no white furnishings, plenty of throws, no carpets and a secure garden

Sounds amazing, especially for people like me who have too many dogs multiple dog households.
Enclosed outside space is an absolute must. Hard floors inside and either leather sofas or easy to clean covers would be my other requirements.
TBH I would probably charge for your dog sitting, even if a smallish fee, otherwise people could be tempted to just go out all the time and leave their dogs with you.

Sounds brilliant! We bought a bloody motorhome to take our two on holiday with us, but would love to stay somewhere this good!

Lots of throws for furniture, easy clean flooring and grateful dog owners - you are onto a winner here 😊

Some dog owners arent respectful and will allow fido to chew, defacate and stink the place out. If that happens and you are due a quick changeover be prepared to have real problems if the place isn't fit to relet because of smells/stains.

Decide if you have rules about the size/ number of dogs. Be aware what they might do to the place. What about puppies? Will you insist on crates? What about dogs in human beds? Are you going to be able to wash bedding fast enough for the next guests?

Been there.... have rules now about size of dogs/big deposits for damage and enforced empty rooms that are being repainted, cleaned and aired.

Obviously bedding is always washed between guests, but I mean the duvets, the duvet protectors, the pillows, the pillow protectors, the throws as well as sheets etc.

Thank you for all your replies. I must confess i am a little concerned about how the place will be treated, i will make sure i have heaps of spare bedding, down to the quilts and have bought a commercial washing machine to deal with this. I do expect some wear and tear but totally agree with the damage deposit.

You could offer dog towels to dry the dog(s) off after a wet/muddy walk. I take dog towels with me, but if the weather is really wet, i could always use an extra one... also a drying facility so that waterproofs can be dried between walks. Things like dog water bowls even spare dog food bowls, so people don't have to bring their own. Will you be providing dog beds? If these things are listed in your advert it would mean people would have less to pack. Also provide poo bags and a poo disposal bin - will you expect people to clear up after their dog in the fenced area, otherwise thats another grim job for you. I'd also leave cleaning things like mop and bucket so people can clean up as necessary. Love my dogs...but oh the mess they create!

I'd also be tempted to leave strategically placed poo bags and bins along the trails, nothing worse than walking with a bag of poo, or finding the previous person has festooned theirs in a tree!

Rules for dogs (where they can go etc). Definitely instruct visitors to pick up after dogs - leaving poo bags is nice and may help but dog owners should have plenty of own!
Agree re dog towels, water bowl outside, possibly small bag dog treats as welcome.
Hoover - i get so stressed if hoover is not good as our dog is major moulter and i hoover most days! Sofas with skirts are hopeless as he leans/lies against them and covers them in hair.

Provide a crate/s if possible.
No dogs on beds.
Loads of throws and towels.
Info about dog friendly places to go, including pubs.
