Birthday ideas for 13 year old boy

Hi, my son is turning 13 soon. He is keen to celebrate his birthday with friends, having been unable to do this during various lockdowns. He doesn't have a big circle of friends so it would be a celebration involving 5-6 boys.
I live in London (relatively central) and have a small flat and small budget so I am trying to come up with a plan which is relatively inexpensive and good fun. My son is into gaming and most screen-related things, but I would like the party to be a non-screen get-together. He is in agreement with this. Has anyone got any ideas?
Whilst on the subject I am also thinking of a birthday present. He likes board games and I am keen to get a game that is interesting and involves strategy and a reasonable challenge. He sometimes plays Catan with friends and enjoys this. I would like to purchase a game that can be played by 2 people (my son would mostly be playing with me) or more players. Has anyone got suggestions for board games that are likely to be enjoyable in the long term and provide ongoing enjoyment and challenge? He has talked about Dragons and Dungeons Starter Set. I wonder if there is anyone who can give me an insight into what their child has and enjoys.

Would he enjoy doing an escape room with friends then eg going for a pizza? The escape room might appeal if he likes strategy games etc.

It’s an idea for a party activity. They are all over London- you get “locked” (not actually locked) in a room and have to solve a series of puzzles to escape. Very popular for tweets/young teens.
