Conisbrough, Doncaster help please?

Locating to Yorkshire ideally somewhere between York/Leeds/Doncaster. Budget 500k for 4 bed house. We have found one in Conisbrough however no nothing about the area as currently reside in Scotland! Have a 10 year old boy so schooling and extra curriculum activities (swimming/football/boxing/golf) would be ideally accessible near by. Quite an active family so being able to go for walks/cycles a short drive away or on our doorstep would be beneficial. Also being close proximity to city (30 min drive or so?) so can access shops, restaurants, bars, cinema, bowling, etc would be perfect. Any advice for secondary schools would be great? I believe it is De Warenne Academy catchment, does anyone know what additional support is like here as son is dyslexia and dyscalculia - now rated as Good by Ofsted 2021. Thanks!!

If you possibly can DO NOT move to Conisborough. Bawtry, Tickhill or at a push Sprotbrough are decent but most of Doncaster is a shit hole. I know from living in the vicinity also avoid Wath, Denaby, etc. The journey along the motorway from Doncaster to Leeds is horrendous, always super slow, accidents, roadworks. Try Wetherby if going North, or Sheffield West and Penistone is good.

I've lived in this area the last 40 years on and off and love the area.

Have a looks at the villages around HD8 and Penistone. Excellent schools, good motorway network. I live in HD8 and dh and I work around Yorkshire - everywhere from Sheffield to Beverley between us at the moment.

I was also going to suggest this. You can get to Leeds and York easily (not at the moment as the M1 roadworks at jct 42 are horrendous, but they will be completed by the autumn)
The M1 link road bypasses Leeds so York is as easily accessible as Leeds.

The issue with the West of Sheffield is how long it will take to get to the M1. Sheffield gets terribly congested, and getting across the city during the rush hour is not something I would want to do.

I'm going to be honest and say Conisbrough is rough. You'll have the people that live there saying 'oh it's a lovely village' (they always callit a village!) but it really isn't. Edlington and denaby neighbour it and they're no better! I'm the next town along and if I wasn't born and bred here then I wouldn't be here either! Old Denaby (not to be confused with the Denaby above!) is nice with houses to suit your budget but not a great deal there and school would be either de warrene or mexborough (big fat no!). All the above towns are currently dealing with an increase in popularity of gangs!

Tickhill or Bawtry are very nice though.

If I had your budget I would steer clear of doncaster altogether and I have ALWAYS lived in Doncaster! You can't go wrong with North Yorkshire or areas in Sheffield!

For £500k I'd want to buy Conisbrough, Denaby and Mexborough entirely!

Do not move to conisborough especially if considering education it's not good . If considering Doncaster look into which secondary schools have the better rating as donny has not had a good run on secondary education results .. if you have that type of budget there are definitely better places to live.

I am from Conisbrough and have moved to York!! Doncaster is a relatively rough area and Conisbrough is one of the worst parts to be honest. With your budget I'd definitely choose York. I did not go to that particular academy so I can't advise but I will say that Conisbrough is not a particularly nice place to live

Market Weighton is lovely, as is Beverley which is just up the road from there.

Snaith is also lovely - good schools.

Beware of flood zones around Snaith and Market Weighton (and wider East Yorks) - I have worked in flood risk management in the area for 20 years!

Holmfirth is nice. Probably ticks all your boxes. Also Honley, just down the road. Both have pretty good high schools (not sure of Ofsted rating).

Look at Penistone and Denby Dale in that wider area too. (Also good high schools).

If you are considering Penistone make sure you look at the M1 side of The Bridge traffic lights. The bottleneck there during peak hours is awful. There is a very large new housing development in the process of being built in Penistone so if you have DC of school age and you want them to go to Penistone Grammer School (Grammar in name only, but is a very good comprehensive) I would recommend you move to Penistone itself rather than the surrounding villages.

Holmfirth lovely village but getting expensive now. Some nice areas of Wakefield, Sandal is close to M1 and okay. Wouldn't recommend Brighouse. The villages of HD8 (Kirkburton, Shelley, Shepley, Skelmanthorpe, Denby Dale, Scissett, Clayton West) all nice and have good schools and good access to M1.

Adwick Le Street - hmm. Ex pit village, but on the way up. Good transport links.
Holmfirth - excellent, lovely little buzzy town , no train station unfortunately, but local train drivable at Brockholes/Honley . Good location for accessing both W/S Yorks and Manchester. Decent high school. Rural surroundings, if you like rural, but Leeds, Manchester, Sheffield, Wakefield all accessible.
Pye Nest (near Halifax) - don't know it
Brighouse - ok
Tyersal (near Bradford), - see Adwick
Barton Le Willow - don't know it
Easingwold - nice
Snaith - lovely little medieval town. Good schools. Great for M62/A19 access. Station with occasional trains. Nearest bigger towns are Goole (reasonably grim) and Selby (better); about an 45 mins to York or Leeds.
Wakefield - has some really good bits (Walton, Sandall) and some less good bits (Eastmoor)
Alne - don't know it
Market Weighton - nice, be careful of flood zones
South Kirkby - see Adwick le Street
Chesterfield - some really nice places (Holymoorside) on the edge of the Peak District, handy for Sheffield, bit of a hike to the rest of Yorkshire, but on the M1.

I'd choose Holmfirth or Chesterfield from your list.

Yes - York and East Yorkshire can be low lying. There are many areas which don't flood. We're not all under the water table - or we'd grow webbed limbs. 🤣

York is well known for flooding in specific areas (pubs) along the river. Obviously lots of rivers in Yorkshire which can be a risk - which a survey would indicate.

My mother's area was last area around here to be badly affected by floods (Doncaster). It appears that as one area improves its flood defences - the risk is pushed further up/down stream.
