If there was a house you liked valued at £265K on the home report but had approx £40-£50K worth of work to be done (chimney stacks, roof leaking etc) what would you offer? It’s been on since last year.

I’d offer a little under because of the length of time it’s been on the market. The cost of the works has been considered in the valuation. As previous have said, the cost of that work will have increased so definitely view again with a roofing or masonry company, as appropriate, for a quote.

I would then submit my first offer minus 5-15k depending on the area and how often properties sit for this long and then minus also the amount difference in the quoted work. I would be willing to compromise on the first amount, but not the second.

It might also be worth asking the owners if they would take a lower offer. Sometimes being upfront can save everyone time and solicitors fees.
