Wilkieston?

We have found a property in wilkieston which looks nice and ticks all the boxes. Does anyone live there and could offer any insight as to whether it would be a safe buy with regards to the property market? It doesn't seem to have a huge amount of houses.

Where even is it?! Lived in Scotland forty plus years and never heard of it.

OK, Google tells me it's a small village in West Lothian. Wouldn't live there if you paid me tbh.

It’s a tiny village in West Lothian on the A71. There’s not really anything in the village in the way of amenities but it’s very well connected by bus and car to Livingston and Edinburgh

No there is very little there but it works well for where we work and we both drive.

In terms of dodginess, it would be fairly alright I assume?

I live near there. It’s fine. Not dodgy at all, to my knowledge. Primarily a small bunch of new builds, presumably with more to come. Nice enough houses. Total commuterville as the roads to Edinburgh and Glasgow are very handy. Nothing much really local, you’d be driving everywhere (although now more houses are being built I guess the bus service may improve, but I don’t know).

Yes it will be fine, definitely not a dodgy area

Fabulous, thanks for the insight. We love the (currently) small development in comparison to other which seems to be never ending.
Dare I say it but commitersville is exactly what we're looking for as I need to be close to an airport and partner works close by on site.

It’s very handy for the M8 in either direction including Edinburgh Airport, for Edinburgh on the A71, and for Livingston for shopping. The (by now quite large) village of East Calder has a Tesco Express I think it is. The downside I can think of is re doctors surgeries - the nearest is presumably East Calder which is way oversubscribed because of new estates in the area - no idea what the planning is there. Houses look like decent size new builds (I go past them a lot, but have never been in). There’s a train station in Kirknewton a short drive away. Defo worth a look if it suits you both.

Completely agree about Dr's being oversubscribed, Wilkieston itself is not dodgy at all.
You should be aware that the Veterans Blind community at Linburn opposite the new development has just been sold for housing develoment so will be more building going on round about.

Yes aware of that, thank you...all things to consider. We believe that any future development would be a separate site, however always good to consider oter potential building as well!

Not dodgy, very quiet. Great bus service x27/x28 into Edinburgh/livi, bus stop on your doorstep. You are 5 min drive from Ratho (no bus). Might be able to access the GP there, but unsure of catchment. Ratho comes under Edinburgh & Wilkieston is West Lothian. Though Ratho medical practice is part of East Calder practice.
Got easy access to Lost Shore surf resort and EICA (climbing centre/gym). Very close to numerous golf courses if that’s of interest and multi sports at Oriam.
i looked at the development and viewed some houses, thought it looked good. No shop within walking distance I think?

Handy for airport but be aware the Newbridge roundabout is congested at peak times.

Sapphire1122 · 11/08/2025 16:41

There are also new builds at the Taylor Wimpey Lauder Grove development at Ratho Station, which is closer to airport and has numerous buses going past on the A8.

No shop within walking distance is correct. May be an issue a couple of times a year when you want an extra bottle of wine but think I might have to just make sure I am totally stocked up 🤣

Yes we looked at them but didn't like the estate that joined. It is handy for me but not so handy for my partner

Sorry to jump on this later than actually posting.. wilkieston is literally 5 misn from me. It is tiny and no shop etc, but east calder (which was a village) is now a "town" due to the over take of new builds sadly, but in east calder there is Tesco express, post office, 2 co-ops, barbers, hairdressers etc.
Never heard anything negative about wilkieston and lived local to it for 30+ years x
