Dundashill New Build

Hi all,

We have been looking for next home (ideally new build) in Glasgow for a while, we hope that it can be within 20-30min driving distance to the west end. I come across Dundashill new build in Rightmove, which is the best new build spot I can find at the moment. Just hope to check if there is any known issues with the area? I know that it is an area for regeneration and previously an industrial area. Any insights will be very much appreciated!

I'd visit the area and see what you think of it. We were there recently and the houses that are built looked lovely. However, there is a lot of regeneration still to happen in the general area. Some of the properties have lovely open views out over the city and I thought they looked good, provided nothing is built in front to obscure the view.

It depends on your situation really, from what I hear the houses are going to be above average quality for new builds with lots of innovative features.

It is close to the city centre but is also close to areas that are really deprived, so I would keep that in mind if you have any kids etc..

I would second what the above poster said, spend some time wandering around the area, going to the local shops, walk into the city and night and see what you think.

No direct knowledge but I like the look of the houses, and the idea of sustainable designed living near the city centre. Prices are reasonable for what seems to be good quality. But agree with pp, best to walk those routes across to city centre at a few times of day/night, check public transport /local shops. The nearby Sighthill development had issues with graffiti, rats and people parking to avoid city centre parking charges when people first moved in, but maybe those were teething problems and have been sorted now.

Absolutely no way would I be walking around there on my own at night. That's coming from someone who's stayed in the East End most of their adult life and walks everywhere. You're in the middle of an industrial estate, next to some really deprived areas and I don't think there's much in the way of public transport or local shops unless you want to go up to Possilpark. Better I guess if you drive everywhere, but then you have the utter fuck-up that they have made of Garscube Road to deal with.

It might be better in a few years when more developments have gone up if you're prepared to wait that long. I'd go and have a walk around on your own and see how you like it.

Just no . It's cheap for a reason . It's my least favourite side of the city and some really grim areas nearby.

Love these houses, really good quality and bills will be low. I've done the walk to the centre and it's about 12min and fine, personally. The surrounding area will be built up over the next few years and these will go up more in value as a result. I would buy one if I could.

We've been looking there too. Moved into similar type of place in Manchester (renting) where a lot of demolition had been done and there was supposed to be a whole neighbourhood going up, but projects were delayed for various reasons and in the time we lived there it was a bit of a wasteland. However revisited lately and so much more has gone up and it feels much safer and nicer now. So maybe a question of waiting and hoping for things to fill in but it can be nerve-racking.

Was that from Dundashill or the buildings near the new Sighthill bridge by the motorway?

From Dundashill I think? The new build houses by Igloo. I went west and under the motorway but you can also go over the bridge. Maybe more like 15min depending on walking speed and where you start and finish!

I am not from Glasgow so don't know the area well, but our offices used to be located where the Dundashill houses have/are being built. When driving to the site along Pinkston Road in the morning there used to be a horrendous rotten egg smell in the summer months, think it was from some chemical dump (Stinky Ocean....I think it colleagues called it) from years ago, maybe the 60s.

I haven't driven that way for probably 8 years now but I would check that the issue has now been resolved. I would hope so with so much residential building around there.

Check out parking too, lots of people park all along the canal before walking/commuting into the city. When we saw the plans for the developments there didn't seem to be much parking. If you are driving it would be worth checking your journey in peak hours as the roads could be busy at times, I always worked very early/late to avoid them. There was also no buses to the area but hopefully with the new housing there will be now.

@DundasHouse the smell is still there! Went up Pinkston Road last week and the eggy whiff was still pretty noticeable - not as bad as it used to be, but still there.

We considered this. Went up to have a look. The houses were nice but it was a bit off-putting that the first thing we saw greeting us to the area (having walked through a desolate industrial estate) was graffiti welcoming us to Dundashell, lol.

Hello! Not sure anyone will still be on this post, but found this whilst researching the Dundashill development. Did you end up viewing/buying at the development? I’ve booked a viewing because I do love the look of the houses, although they seem pretty small and as above I’m not too sure on the area, but open to it getting better as more houses are built. I’m also not sure on schools in the area so trying to get opinions.

We've just started the process to buy one of the houses there. I work in the construction industry and until I saw these houses I would have scream at anyone to not go for a new build. These are different, actual high quality with good design and thought about people's experience.
The rental homes just south of this have already settled in nicely and look lovely. We walked through the area a few times now and seen no signs of anything worrying.

Obviously the area is still developing and it'll take a while until the homes and amenities are established, but this is going to be a booming area in a few years time. The plans for the next phase have been submitted and it's shaping up like a nice community. The overall masterplan has shops and offices specified too.

You're a 15 minutes walk from the city centre and close to a lot of cool creative endeavours, venues and sports. I've been living just by the Claypits nature reserve up the canal in Firhill for the past few years and that area will also be a great walk along the canal from dundashill.

It might not have a lot of amenities nearby yet but it's very accessible by bike and deliveroo and uber eats exist for that moment we panic that we forgot the bread. This area will change hugely over the next few years for the better.

Overall, we are very excited to move in and to be a part of the development of the area.

I absolutely love these house - there’s a similar development near the canal
in Maryhill. A friend lived there and the house was really well designed and built.
Not sure why poster above said these were cheap though, they’re 350k. You could get the same square footage in a 3 bed semi in Bearsden for less, for the area they’re top dollar! although obviously you get the benefits of an energy efficient space designed for modern living.

I’d like to see what the plans are for the next development stage, incase they’re any different.

We went for one of the plots just on the south boundary, we're hoping to move in within a month.

I actually do think layout-wise the plots towards the East have considered the homely living a bit more, the integrated shelves, the space under the stairs for a reading nook, the pantry and storage above the washing machine, the desk space in the landing upstairs, all of these were pluses. However, for us, the minimal counter space in the kitchen was a dealbreaker as we both love to cook quite a lot.

The south-facing garden of the south plots and the bigger counter space in the kitchen is what sold us for the plot. We are planning to buy a second fridge though, as the one under the counter is tiny.

I would suggest to check out Ashlar village. A big better neighbourhood with good connection to West end , train and motorway.
Lots of kids are placing requests to Hillhead and Notre Dame , if Catchment area schools are not to your liking

Lots of problems, break ins and car thefts at Ashlar Village already, so wouldn’t consider that.
