Home Report Advice please

Hi I’m hoping to have my house on the market soon. I’m in the Glasgow area. I’ve never previously sold a house. I moved from council house to buying this one 30 years ago. I’m finding it all a bit daunting. Are home report fees around the same regardless of who you choose? Or should I phone around and ask for quotes? Any recommendations on who to choose and tips on how best to prepare for the visit?

Hi, your solicitor/estate agency will organise the Home Report and instruct a surveyor on your behalf, but you have to pay this direct to the survey company before it gets fully released to you. There's a property questionnaire that you'll need to complete too, so get all your info ready about your property. You can't market your property unless you have this. Get in touch with whatever solicitors you want to use to market your property and they will explain everything. It's around £600 to £800 pounds for the home report.

Some estate agents will add the home report fee to your final bill so you don't have to pay out at the start. Ours gave us the option but we paid it up front.

Your estate agent should help you with this. My only bit of advice is not to go down the cheap route. Some firms are cheap because they don’t provide a mortgage valuation report within the home report document. They will provide a valuation but the MVR will be missing. The MVR is what your buyer will take to the bank for their lending purposes. It will delay the process and if your buyer or their bank sends in their own surveyor then the valuation can vary and cause problems.
