How much above asking

Hi folks.
We've not moved house until 25 yrs so very out of touch.

Seen a house we love. Does anyone have an idea of how much about / what percentage to offer above asking price??

It's currently offers over £270000 with a home report value at £290000.

I really like it and after 2 yrs of looking, this is the one which ticks most boxes.

Any advice gratefully received.

Totally depends on the area you are in. If you give a rough location someone local may be able to advise.

Also discuss with your solicitor as they should know what the market is like.

Its in Glasgow and houses are selling within a week, if not days.

It depends on the area, some in Glasgow going up to 20% over asking as a given. Other parts of the city will be more like 10-15% and other areas they'll be blessed just to sell at all.

I went to have a look again from outside. It went on market on friday and sold sign up!!
Gutted.

I am so demoralised. Can't find anything within budget and meeting requirements.
2 yrs of looking and this one felt so right.

Still worth contacting their estate agent. Sales are falling through more often IMV, and they might take your details in case it comes back on.

If west end, I know of houses going for 26% over HR. Hope you find something soon!

It's still worth getting in touch with the estate agent to register your interest.
Is the house detached with a nice garden? If so, I wouldn't be surprised if it went 25% over.

People can afford it only because they have insane money behind them either they are downsizing and so have a mortgage already paid off or they are younger and have received an inheritance/have bank of mum and dad bankrolling them. I feel for you! I live in Glasgow in a popular area and not looking to move but can't help but notice how fast the for sale signs go to "under offer" and more often than not "sold at closing date". Total nightmare.

I paid 35 grand over the home report for a flat in the west end of Glasgow. 15 offers and apparently I got it by a whisker.

It's do able if you have the equity from your sale.

we have some equity from our sale which we intend to put all back into the new place and also have saved towards deposit but not an additionnal 25% on top of asking.

I feel like everyone's different just to put another angle on it, we got a house in quite a good area re school. We got it for 4% over HR which was unheard of. Yes it needs work but it was priced for people who wanted a better house and we only came to see it as it had been on Rightmove for 2 weeks, turns out there was little interest. I think those who thought they could afford it wanted better and those who thought they couldn't afford it actually could given low interest (if that makes sense). A house we went for that was done up but not as nice as this one imo less character, ex council -just stating facts went 98k over HR and we are so glad we didn't get it now here, even tho it's not as finished inside! We didn't even go to a closing date.

Ah, I'd always factor in about 20k over (not 20 percent).

But you're unlikely to be able to buy unless your house is on the market. They might not even let you view!

A few years ago now but although we were the highest bid for a property they took a lower bid instead as our house wasn't on the market.
