Where to buy - Glasgow commuting zone

We currently live rurally but are looking to move somewhere more practical as my husband sadly can no longer drive due to a medical condition.

Looking for advice - where could offer the below?

Must have:

  • In catchment for good state secondary (say top 40 in league tables)
  • Decent public transport, train ideal but if busses are good, that'd be ok too
  • Commute of max 1 hour by public transport or 30 min by cycling into Leverndale hospital (G53)
  • Leafy and green suburban or ideally village location / feel. Not inner city.
  • Safe, good for kids.

Desirable:

  • Primary school being small, kids currently thriving in tiny village primary with composite classes. Would rather avoid big primary schools.
  • Preference for buying an older house, avoiding new built estates
  • Easy enough access to M8 for commute into Edinburgh

Budget is max £500k for 3/4 bedrooms, ideally detached, garden is a must.

Please shoot suggestions of some specific areas / school catchments to look at. I'm browsing through East Renfrewshire and East Dumbartonshire on Rightmove and struggling to really see which bits could meet the above... Struggling to narrow down the search.

I stay in Houston & it ticks most of your boxes. The high school in the village has won awards and is always in the top 5 or 10. Regular bus service. Lots of nice walks, cycle paths. Coast is only half an hour away or you can be in Glasgow in under half an hour. 10 mins & you're on the motorway

There's only one house in your size on RM & although it's a new build it's a build of only 10 houses

I'd also say Leverndale isn't the easiest to access by public transport or bike from either of these places.

Yes - Leverndale seems awkward for public transport. I'm not keen on any places on the trainline that goes past Crookston, which transport wise would have been ideal.

I think you'll maybe struggle to get everything on your list OP, but if top 40 school and access to Leverndale is a priority, then Renfrewshire or East Renfrewshire would make more sense than East Dunbartonshire I think.

For your top 40 school requirement if you were looking at Renfrewshire you'd want primary schools that feed into Gryffe High. I think maybe a few villages in Renfrewshire are feeders so you might be able to get a smaller primary village feel there, however you might then struggle with public transport options.

Some of the East Renfrewshire primaries are huge as are the secondaries, but for a slightly smaller (not small) primary roll Eaglesham, Busby and maybe Giffnock could fit the bill, the latter two having fairly decent bus and train services.

East Renfrewshire is a better option for that, but even then it's at least an hour by car & I don't think public transport is much of an option.

Depends how often and when you'd be doing it. A friend of mine does hybrid working & goes to work in Edinburgh one, sometimes 2 days a week. She goes at the tail end of the peak time & has no problem

Houston & Bridgs of Weir primaries & St Fillans, are the feeder schools for Gryffe

I'd be going to Edinburgh just once a week, to near the airport, and I drive. So husband's commute to Leverndale a much bigger priority.

East Dun has 3 schools in top ten, definitely a rural feel. Public transport varies.

Any thoughts on Lenzie or Bishopbriggs from anyone? Asking as they're on fast train line into Queen st. Could in theory get X8 bus into Leverndale or walk to Central for second train. Still not ideal, but none of the options are. Fortunately my husband also works remotely 2 out of his 4 days a week.

Both are on the train line to both Glasgow and Edinburgh and close to the m80 so can commute by that onto either the m9 or m8 to drive to Edinburgh.

Trains into Glasgow are quite frequent at rush hour and generally run ok.

With your budget I’d say Lenzie over the Briggs, much nicer houses but Bishopbriggs maybe has the edge on school? I’d also look at Milngavie and Bearsden, both have train stations and you can drive to town in 30 mins.
