Any advice on how much over asking Glasgow properties are going for?

I'm thinking of buying a two bed flat in Partick/Thornwood/Whiteinch/Scotstoun area or Shawlands/Battlefield/Newlands. Looking at properties advertised on Rightmove as o/o £150k. I'm not in Glasgow - can anyone here offer recent experience or knowledge of the housing market in the areas I'm looking at?

Shawlands /battlefield/Newlands it can get crazy depending on the property. You seem to be lucky at 10-12%… some have gone for 30%+

starting point is the home report valuation... depends on areas but you can see properties advertised at 10% below their valuation and there's an expectation that they still go over that valuation (e.g. when my sister was buying a house in the west end a couple of years ago they were going for easily 20% above rightmove price because that price was well below valuation). don't know what the % over for flats though.

Last year ds bought a 2 bed council flat on the South Side of Glasgow (quite close to but not in Shawlands). He got it for £116k, with a home report value of £110k.

They'd lost out on a similar flat which had gone for c20% over the HR, so we're going to offer £126k. It hadn't gone to closing yet, so we advised them they didn't need to go that high - and their offer of £116k (and no chain Smile) was accepted.

They moved in 6 weeks later Smile

Ds had to come to the realisation that he couldn't afford a 2 bed tenement flat in Shawlands (he works from home and his gf was moving in with him too) as a first time buyer Wink

But he's very happy where he is: Shawlands (and all its brunch places and coffee shops) within walking distance, corner shops close by, good public transport, not too far from his rugby club (priorities Wink) Smile

I actually prefer those flats to the traditional sandstone tenements - I like the layout and room sizes. And easier to heat as well, with lower ceilings. And they have good storage!

We've bought 2 homes in the last 5 years in the west of Glasgow. In 2021 we paid 12% over home report at closing date and in 2023 we paid 9%.

I'm actually looking to buy for my DS - his housing situation is a bit precarious just now and I'm not sure that his planned safety net of moving back in with his dad, my ex, is any less precarious as his dad has a history of flying off the handle and chucking him out. And as I'm currently paying half DS's rent, and coming to the end of my own mortgage, this seems like it might work - with a two bed he can share with a pal and both pay me rent to cover the mortgage - I hope. Seeing a financial advisor on Monday to talk through the figures.

I live in a 2 bed in Scotstoun, paid £115k four years ago

Ive noticed similar flats going for between £130-£150k lately
