Viewed some houses in Liberton... taking a long time to sell

Hello,

Wondering if anyone happily lives in Liberton and around areas? I have heard a lot of mixed opinions. We viewed a few houses that are taking a long time to sell, this is making us have doubts.

Wondering if there is something wrong with the houses or it is actually the area that becomes "undesirable" in a slower than usual market.

Some of the links of the houses, they are very beautiful (in my opinion) and nothing seems to be particularly wrong with them. Are these areas good?

I dont think the area itself is too bad. As you say its a bit mixed but not terrible. It might be to do with the schooling, Liberton High and Gracemount are rated pretty poorly (no personal experience).

I suspect those houses are just a bit dated for many buyers too when there's competition from new builds just along the road.

Liberton has nice housing, and is fine as long as you don’t need to use the schools. That’s why it’s cheap.

I think this pp is right. When i was talking to an estate agent recently they said houses done up and ready to move into are selling quickly but the ones that need a refresh or money spent are taking more time.

I think it's more people not wanting to take on mortgages or already being in a process which has broken down. Our neighbour took 4 attempts of selling her house post divorce as 3 broke down and finally a cash buyer came along.

We have recently been in talks as we're in the last few months of our fixed rate and the advisor says some situations have given stresses beyond stresses as the mortgage company have been stricter and very picky.

My Dh's friend's mum's house is on the market. It's been on the market since September but not sold. Yet 3 similar houses have sold and moved in that time.

Liberton is in a great location but the local high schools are right at the bottom of league tables. Our DC will be going to private secondary and it's an area we might move to in the future as it's closer to town than we are now at about the same price.

I’m looking elsewhere in Edinburgh (Bruntsfield, Morningside, Marchmont area) and things are very slow. Properties we have viewed are staying on for a few weeks and going under offer without closing dates. Some not selling and going off the market unsold. Mortgage rates are still really high it’s limiting the market. When you add to that any other factors about the area - like schools, or factors about the properties - like they’re dated/need work, it’ll really slow things down.

Yes all of the things - and if I’m struggling to get a mortgage, I’m going for the new build in move in condition.

Definitely! If I’m paying a lot on my mortgage I’m limited to how much I could realistically spend on a new kitchen or whatever.
