Living in Telford Road

Hi all, currently we are bidding a house located in Telford Road close to Telford drive, but then someone told me the crime rate there is not really good, I am quite worrying about this, besides, the catchment primary school is Ferryhill Primary school which got a news in June 2023 saying there is a lot of dangerous and worrying issues within the school. Can anyone living nearby advise the situation of it ? Thanks xx

It might help if you specified this is in Edinburgh! I wouldn't want to live there because of the traffic noise and pollution. Have you checked the school catchment area map? It might be worth checking for an out of catchment place at Flora Stevenson as I think the other side of Telford Road is in their catchment area so you're literally just off the boundary. If you can't get in Flora's then Ferryhill is probably the best of your nearby options because Forth View and Craigroyston are undoubtedly worse catchment areas.

Thanks for your feedback, when you are talking about pollution, are you talking about the air pollution due to the traffic?

Telford Road is very busy at rush hour and close to the Western General so be prepared for lots of staff parking on the streets!

It's an ok area. The other side of Ferry Road isn't great (Pilton, Muirhouse) but IMO Telford Road is fine. Ferryhill gets a decent rating in the schools guide and feeds into Broughton High (as does Flora Stevenson).
It's close to Stockbridge, Blackhall and Craigleith which are fantastic areas.
Good bus routes and on the right side of town to get out of Edinburgh easily.
Don't get me wrong there are better areas, but it's certainly not the worst (same as everywhere).

I think it’s got residents permit parking now to prevent the hospital staff parking? You can check on the council website.

It's almost impossible to get an out of catchment placing request in Edinburgh, all the primaries are over-subscribed at P1 level but there could be a chance at P5 upwards when lots head off to private schools.

I've lived here for more than 8 years. It's surprised me, and surprises anyone who visits, just how nice it is here. My neighbours are lovely, friendly people. The cycle path runs right past my garden, and I can cycle to Wardie Bay to swim, or Haymarket for a train, or the Shore for dinner and drinks. There are parks and Botanic gardens in walkable distance. Stockbridge too - again, plenty of drinks and dinner options! (And a sneaky MaccieDs for the occasional breakfast!)
There is a hospital (with a walk-in minor injuries unit - useful for kid bumps and scrapes!) over the road, and a fire station on the street - but I've never heard and ambulance or fire engine the whole time I've lived here.
Our experience of schools (primary and secondary) has been good. Broughton High was once voted as the best UK state school by Tatler 😂
Telford Road gets you out of Edinburgh, and into the Highlands when you want to escape the bustle of the city. Local busses are plentiful and frequent.
In the next few years we'll have the development of the new Granton Arts Quarter just down the road too.
And a lot of the properties here have private gardens too - which is quite rare in Edinburgh, especially in flats.
I think it's often rejected on an old reputation, that it's outgrowing.

You get a lot more for your money than on the other side of the road. Nice sized gardens, well built brick houses with decent sized rooms and thick walls between properties if semi or terraced. Good community. Handy wee shops at Drylaw. Handy for health centre. Great transport links. great arts at the NEArts centre. It'll be the next area to be gentrified so you'll gain on your financial investment. I'd live there.

I forgot the leisure centre a few minutes away. Plus two local chain-gyms.
And 4/5 supermarkets: Morrisons, Sainsburys, Lidl, M&S food court, and (a bit further) Waitrose at Stockbridge. Craigleith retail Park too.
Local GP is lovely too, though we've had to go further afield for a dentist.

Thanks for your detailed information! Regarding the primary school, did you child study at Ferryhill before? As from the recent news, something not good is happening at school, some tachers and students are frightened.

Every school has its problems. I don't know the area well, but have passed through it. There are definitely worse parts of Edinburgh to buy property.

Exactly. It is a long trek to the far side of the city more like 😂

Anything major and off to Little France.
