Hello,

Just wondering if anyone has bought/is looking to buy in the southside of Glasgow and can advise on offers over? We've just moved from England so a bit unsure what the expected sort of range is. I know it's 10-20% in the West End so expect similar?

We will be looking Shawlands/Langside/Battlefield/Newlands type area. Also going to check out Giffnock soon as it looks very nice (any other recommendations for family house/good schools most welcome!).

based on recent experience I’d say 20% - though I was looking at flats. Some were more than 20%. That was over the valuation not the offers over.

It also depends what you are looking for in a school and do you have any religious requirements. Scotland is divided into non-denominational (protestant) and Catholic schooling. The catchment you're talking about covers Holyrood (Catholic), Shawlands Academy, and Hillpark. None of these come very high in Scottish League tables but I also know children who have attended all of them and they have gone onto further education success. Giffnock fares better due to its East Renfrewshire location with Woodfarm and St.Ninians (catholic). If you widen your search to Clarkson you might find it a bit more affordable than Giffnock and in the catchment of Williamwood. The East Ren schools have a great reputation for academic success.

If you would be happy to have your children learn in Gaelic, I have heard wonderful things about the Gaelic School. And at the moment it's a city wide catchment.

Thanks so much for all your comments. Yes, over home report value was what I meant, not the offers over figure. 20% is what I expected based on West End (sadly!).

@RelaxingClassics we have considered Bearsden as my partner has lived in Milngavie but we find it a bit .....quiet maybe? It also feels like you have to drive everywhere without much on your doorstep. I've not been to Bishopbriggs but will add it to the list of places to explore.

We love the West End but would love a house which we generally can't afford there (keeping an eye on Broomhill but not much pops up there) and people keep suggesting the Southside as an alternative. The schools are a bit tricky though, so we would need to be careful with catchments.

We actually have friends who use the gaelic school and love it - definitely would consider it if geographically possible!

We moved from the West End into East Ren about 18 months ago and paid just about 20% over. I know they say the market has slowed but I’m not sure it has around here.

I'd strongly recommend Shawlands Academy. It's a good school with a holistic approach which works to get the best out of all its young people, whether that be academic and/or sporting and/or artistic and/or vocational. It doesn't get the stellar results of, say, Bearsden Academy or the East Ren schools (and I say that as someone who went to Bearsden AcademyWink) but its "virtual comparator" results are good (which take into account the wide demographics of its intake, which includes a very high proportion of SIMD1&2 - but which doesn't include the fact that it also has to cope with more than 50 languages spoken amongst the pupils Confused). Academic kids still get good results.

I certainly prefer it to Hillpark, Bellahouston or King's Park.

In the interests of full disclosure, ds was a placing request to Shawlands Academy Grin: he went to Glendale Primary, which is very good (same building as the Gaelic School) so should have gone to Bellahouston.

Not sure if Shawlands Academy is currently able to take placing requests: I know it was getting very full but it's a while since I've been actively involved with the Parent Council (ds has now graduated from Aberdeen Uni so it was a few years ago Wink).

It's useful to see the comments on how much over you need to offer as ds is currently looking to buy a flat in the area Shock but I suspect won't be able to afford a tenement flat in the area he would like Hmm

Flats in Southside are vvvvvvvv. popular right now. I've been to look at quite where the interest has been huge - closing dates being set within a week, cash offers, from what I can work out offers > 20% over. Quite often it looked like students looking with parents. Closing bids with more than 15 offers on the table. Might have slowed in the last few weeks but that was definitely the case a month ago. Ones that were sticking were in the wrong street (need to be careful), or structural issues.

Following with interest as currently trying to help elderly family member prepare to sell lovely family home in Newlands. Hopefully in the coming months, so OP feel free to PM me and I will let you know if we make any progress on getting it listed. In catchment for Shawlands Academy as recommended above!

Ds is being careful about where he looks as his girlfriend is going to move down to Glasgow and he wants her to feel safe wherever he buys. That means that most of Govanhill is out Hmm

He's saved a lot (sensible boy Halo) and we can help him a bit but not massively.

I suspect he's going to have to go through a few failed bids before he works out how much over the home report value he has to offer and/or adjust his search area.

My friend sold a flat in Shawlands this week for 42% over o/o price, 30% over home report price value……in three days. Higher value properties won’t go for as far over the o/o price I’m sure, but Battlefield/Shawlands prices are still crazy.

The little estate just south of Queens Park - 1970s flats, is v popular! Curious Fraction if that was the location.

@prettybird good luck to your DS. There are a few estate agents that are great in advising where to buy (and therefore where not!). You know the area well though :)

Interesting that the Glasgow market is so strong just now - in Edinburgh it has definitely stalled with many at fixed prices & on for months - properties which would have been snapped up a year or two ago.

I'm in Edinburgh suburb and 2 houses by me have gone to closing date and sold with 2 weeks recently.

I think bigger houses are slowing down, even in Glasgow. It's flats in desirable areas that are going like hotcakes Sad It's actually cheaper to buy than to rent - if you can find somewhere Shock

There's an upper conversion close to us, offers over £350k, 3 bedrooms (or 2 + a dining room), large living room, beautiful garden, that's not got as much interest as they'd have hoped. The garden, if anything, is putting people off Confused we know the sellers
