House prices in Helensburgh and similar

We live in glasgow and think of a wee sea change to somewhere like Helensburgh. Where I live (fairly affluent area in glasgow south) houses tend to go for 10-20% over valuation. I've been keeping an eye on Helensburgh prices and I don't think they are increasing as quickly nor demanding up to 20% more but I may be wrong. Does anyone have any recent experience they can share?

Yes but home reports aren't easily available after a home is sold so I have nothing to compare the sold price to... unless I'm being thick and there's some sort of permanent registrar of what a house was advertised at / what the home report valued it at / and what it then sold for

Zoopla often shows the sales listing alongside the sold price. I think.

@Rooma Yes, there is a register and you can search for home reports nine times out of ten I’ve been able to find what I need. Here’s the link - www.onesurvey.org.

As for Helensburgh, unless it’s a proper stand out one of a kind house, then typically things are going more for home report or slightly under or over. It is a COMPLETELY different market from south side or west end. It’s not everyone that wants to live that far west and as a result you certainly get more bang for your buck. The market has also calmed down a lot since the interest rates went up and a lot of properties that were under offer in Helensburgh have come back on the market. I bid on one in July that came back up in December.

Think it depends on the house.
We brought in Helensburgh in October and it was still fairly competitive. Most houses we viewed went to closing dates but I do think things have calmed down now.
