Where to buy in Glasgow West End

My husband and I are both starting new jobs in Glasgow and are currently just waiting to exchange on our house in York. We are up in Glasgow at the start of June to look at flats and need some advice on best areas in the west end. We have max budget of £380,000 for a 2 bed with big seperate kitchen. We have done lots of research on the Scottish system and expect to have to pay upto 20% over the home valuation report.

Looking for tips on nicest parts of the west end for our budget. We have rented Airbnb's in Park Circus and Hyndland. Found Park Circus too quiet and its a bit over our budget, Hyndland was lovely.

Kelvinside is also lovely, and there are some nice streets around Partick (which is near but cheaper than Hyndland)

That's a great flat but will go for well over £400k more like £425k. We are up in Glasgow next week and booked in to view 4 places so far. Everything is selling so so quickly, but fingers crossed we find somewhere.

Also, be aware of HMO student flats in West End- even the expensive parts, as the flats are big perfect for flat share. My friend sold her gorgeous tenement due to ongoing issues with flats in her block. I’d personally rent first (I never bought in Glasgow, always rented across the west end and south side, eventually bought away from the city) particularly if you’re coming from a much smaller city, to get used to tenement living too and you’ll get to know the west end better (some great parts in south side too if you’re not wedded to the idea of the West End).

OP, don't discount the south side - Shawlands, Langside - you'll get much more for your money & fewer worries about students etc

My PIL lived in the west end. I found staying there hard because of the noise. Just general outside noise, noise from students in the tenement coming and going constantly and noise from the upstairs flat. I would rent or stay close to where you want to buy to get a good idea. It’s hard coming from a house to it.

Parking can also be a great problem in Hyndland with parking zone now well extended beyond Byres Road towards Great Western Road.

Parking is grand in Hyndland. £50 a year for a permit. It annoys all the ones who used to park there & then go into town etc. Fab

Our 3 bed in higher knofhtswoid I about to go on the market. Much cheaper than the west end with a huge garden, driveway parking for 2 cars and 5mins from anniesland cross and near westerton Station. Gutted to leave but we are relocating x

I bought a lovely 2 bed flat in Scotstoun. I moved out of Partick, the West End, to here. It's great because I can enjoy everything the West End has to offer while being somewhere more quiet and suburban.

Polwarth Street is lovely. Pros, desirable area, good property investment, most properties well maintained, good schools, cafes, public transport, walkable to Byres Rd, botanic Gardens, University, hospitals.

Cons, living in a tenement can be noisey if you're not used to having neighbours around you, check out the close, is it looked after, are there multiple names on flat doors, what does the back green look like? Knock on the doors and ask the neighbours what it's like living in the close, Glasweigians like to talk, they'll tell you the truth. Parking might be a pain if you like to park right at your front door.

Thanks for that - really helpful and appreciate you taking the time to reply.

For us, I think the investment angle is pretty important so that's reassuring. Back lane looked pretty well maintained and we did chat to a couple of people in the block yesterday who said it's primarily owner occupied (young professionals, older downsizers).

Parking looked ok compared to other streets we'd looked at but I guess wherever we go in the West End will have that issue.

That's lovely and a great location. Perfect for walking around the West End . Try and get the The Ubiquitous Chip in Ashton Lane (just behind the TSB) before it changes hands. The Ashoka next door is great for a wee curry.
