Hello,
I’m at the start of the process of looking to buy in glasgow. I’ve lived here 18 months.

I live near penilee (a nice nook of it) if a flat on my street came up I’d buy it with no hesitation but that is unlikely.

My budget is 130k, (160k incl offers over).

I don’t like and can’t afford the west end.

I work in Govan, but don’t particularly like it to live.

My requirements would be: 2-3 bedrooms, a balcony or garden, parking and within walking distance of a train station or subway station.

I am a single female so safety is a consideration.

Have you considered Crookston or Cardonald? Your budget might not stretch to a garden but should be able to get a nice 2 or even 3 bed place there.

Was going to day Cardonald, or if too pricey, Hillington. Perhaps Mosspark.

Scotstoun is really nice- that one looks a bargain. Knighthood also a decent shout for your budget. Avoid Yoker (near Scotstoun) and Pollok(near Cardonald). They're very nearby but a world of difference.

Paisley is also a good shout- but be careful where in Paisley.

Thanks @CormoranStrike both good options.

There are parts of paisley I like (I currently border Ralston but that’s way out of my price league). However I hate paisley centre for driving.

Cardonald and hillington are both on the list, I live very near both and know the nice parts. Crookston too. My main thing is I don’t want to feel trapped in a middle of a scheme looking at tower blocks. I currently border arkleston road and have nice views and feel out of the way.

I really like Renfrew too but the lack of train station is annoying

Have you looked at barrhead? Your budget might get a house with garden there. Rush hour might take slightly longer than 20 mins to Govan but there's a train station

I'm in Cardonald and really like it here- 15 years, so definitely do- I'm not far from you, it seems, older houses quiet but so convenient for the teen DC to be independent with public transport.

I was going to say the new builds in Crookston but maybe not if you don't like the hemmed in feeling. Is Ralston a bit pricey?

You should investigate Paisley. Oakshaw area is quite 'villagey' and close to Gilmour St station.

There are modern and traditional flats near Canal Station too. Castlegait has small houses within that budget.

Just seen that Ralston is, sorry. I find it hard to estimate Ralston because while it's nice, there's little in the way of facilities and the schools are rubbish.

South Cardonald (near Mosspark Train Station) is lovely and quiet.

This is a flat, so you'd only have a balcony, but it fits all your other requirements. Close to Queens Park, public transport and all the lovely cafes in Shawlands Wink

You can’t travel from Dennistoun to Govan in 20 mins. You need to stick to the south side of Glasgow / Renfrew / Paisley or through the Clyde Tunnel.

I don’t think you will get a 3 bed with garden and parking in Shawlands / Queen’s Park for £130k.

I think that a 4 in a block cottage flat would meet your requirements. Many have decent gardens but you need to check online to see the exact layout for each one as they are all different. Some only have a tiny strip of garden down the side or a square next to the house which can be in shade.

You can’t tell from the estate agents details as often boundaries are not clearly defined and there’s usually a shared drying area.

You could get a 3 bed cottage flat with a garden in Mosspark , Cardonald, Bellahouston. Craigton is cheaper.

Kinning Park worth a look, though mainly tenements. Croftfoot certainly within budget, but probably at the wrong side of your 20 minute radius.

We live in one of the "nice nooks" of Castlemilk. There's a wee 3 bed semi on my street at under your budget right now. Wee shops in walking distance, few minutes drive to supermarkets, great neighbours. People see G45 and think "hell no" but we've had nothing but positive experiences of living here. Plenty parking, less than 10 mins to the M74 but a quiet residential street. Close to parkland/Castlemilk woodlands for dog walking etc. Only real distraction can be the police helicopter that seems to circle round a lot, but we've all got used to that.

I'm sure you're more open than most to living in "bad" areas (I did a big teaching placement a good few years ago now in Penilee so I know what you're talking about). My friends in the West End have had more burglaries than our street!
