Can a house be too big?

I am single parent . I’m planing to relocate Edinburgh outskirts or east Lothian. I am debating between a couple of new builds. One in Edinburgh outskirts is pretty big. Will stretch my budget to a mortgage. The other is smaller could buy in cash. Can a house be too big. They are new builds so low maintenance and garden just smaller.
Is five bedrooms and office too big for one adult with two kids? Is it better to buy a smaller place?

We're buying a house that is objectively too big for us but it's cheaper than any the "right" size and we've moved a long way from family and friends so it will be handy to have 2 guest rooms so friends and family with kids don't have to share with the kids which can be less than ideal for sleep. My kids are also difficult to get to sleep sharing - 1 needs a night light and 1 needs pitch black (#badplanning) so having the option of friends staying over was important to us. That also includes the idea of local friends with kids staying over for dinner and chat without having to head home for bed ...

Also future proofing an au pair if I want to get back on a career track - DH's job involves overnight on call so having the ability for someone to stay over for childcare is a massive plus!

If you want it to be a forever home then I would look at the catchment secondary schools for each area.
You can't go wrong with most primary schools but secondary can vary quite a lot.

Thanks they are both in good school catchments . Schools are probably comparable smaller one is marginally better rep. Both close bigger one is a little further but only 0.5 miles. You have to cross busy road.
The other one walking .

Being mortgage free with a house that seems plenty big enough is the ideal. I'd not push myself for the bigger rooms.

I’ve already looked at the other issues. Both could work but I like the bigger house but im worried it would feel too big for three!

I have a solution: pets, then you'll need more space!

I sympathise on decision making, not a strong point here. The walkable schools would sway me, and public transport when they start getting more independent.

@Lovinglife45

Xenia 5000 sqft (excuse me while I pass-out)
One loves to brag...

School within walking distance from your front door is the ideal, IMO. Our DC nursery/primary is two minutes walk. It's been great especially when you get a phone call if they've been unwell.

Get the bigger one. You'll appreciate more space when they're teens and their friends are round. Plus lots of room for multiple grandkids in the future!

Could you share floor plans with any location details removed?

Rhannion · 15/02/2022 19:37

Yes definitely, especially when it come to heating.
