Offers over - how much to offer on property?

We want to put an offer in to buy a house, but we are unsure how much to offer.

Property seems to be moving really quickly just now and going to closing date within a few days of going on the market. I have heard that the average offer is at least 10% over market value price - is this about right?

It's so difficult to know how much we should go for - obviously we don't want to offer way over, but want to put in a realistic amount.

Any advice from people who have bought / sold recently? Thanks in advance.

Bought in Aberdeen in October 2021 for 2% over the asking, really does depend on where

My niece and nephew have recently bought on o/o £190 (paid £15k over) and o/o £280 (paid £20k) over.

NDN paid £15k over asking price. I was shocked tbh as it's not even that nice from the outside. Just shows how desperate people are at the moment.

It will massively depend on location within S. Lanark e.g. I would imagine houses, even if semi rural, with a Larkhall Academy catchment will not be as in demand as ones with Strathaven Academy.

If you have a lawyer in place they might be able to give you some more info as its quite hard to collate it after the sale has been registered because the ad usually disappears.

Ayrshire here and my nephew has just bought for 20% over the asking price. Ex council house with a lot of interest in it.

Thank you all for your help and advice.

We found out tonight that the offer we made on the house has been accepted!

We offered 12% over HRV and it was accepted. We are delighted and also so relieved that it didn't need to go to closing date either!

We had an estate agent out to value our house tonight and it will be going on the market asap - hopefully it will attract a lot of interest and we get a good price for ours!

@ContadoraExplorer - it is within Strathaven catchment! Wink

Congratulations @soontobemama - didn't actuslly live there but practically grew up in Strathaven fur to a hobby and friends so lovely area to live!
