How well do rural homes in the highlands sell?

Looking to buy in the highlands, buying here is a completely different ball game to England (what we’re used to).

We understand the process and just waiting for our English home to sell to be in a better position.

How long does it usually take for a sale to go from selling to sold (is it similar to England 12-16 weeks providing no issues)?

Do properties sell fast in rural parts?

We’re looking at the north west coastal region if that helps (a fixer upper- we’ve done up property before).

Thanks in advance!

Depends entirely on the location. Can you be more specific? Market is calming slightly at the moment for a few places.

Yes course, looking at 40 miles surrounding mallaig if that helps.

Thanks!

varies massively as PP says in terms of market - and any individual property may sell faster or slower than the market it's in. we have just sold a property in 8 weeks from offer to entry date (and have previously done as fast as 4 but I think 6 is now about the minimum). i would say 8-12 is probably more the norm but it does vary as chains become more common.

Ah that’s good to know and a lot quicker than England’s turn arounds so that great. Thanks for that!

Gairloch/ullapool yes tends to be quick sales. Mallaig and surroundings not too sure as not been looking there.

If you have FB there's a group called Highland Property for Sale and Rent which might be useful.

Good luck! Love Ullapool and have recently spent some time near Dornie. So beautiful.

My daughter took 3 weeks from offer accepted to moving in. Our solicitor was retiring and was desperate to get it done. Her sale on London took nearly 4 months. Partners house sold 3 weeks ago no sign of missives concluding soon. He's living with me so not a problem but it's annoying.

Wow that is quick. Really great information.

I didn’t know about the Facebook group, I’m not on social media but I can see the group as it’s made public so great to know thank you!

A lot of property is sold word of mouth so doesn't always reach Rightmove etc. Prices are crazy just now, people willing to pay way over the odds for their wee slice of the rural idyll.

I came very close to stretching to buy a bigger place in rural highlands a couple of years ago. Ended up buying a smaller place in the city. Which definitely was not the financially prudent decision.

Now the cat is out the bag, just how practical rural living is these days with the internet, it's only going one way I think.

The average for Scotland is 24 days . But desirable properties will be sold within a few days of going on the markets. If there’s a lot of interest they will set an closing date for offers, which will be about a week later.
