£1k per month budget to rent in Glasgow with 3 year old child - where to live?

Asking on behalf of a friend who is not originally from UK but has lived in Glasgow for many years. She is presently very central, in fact about a stone's throw from Central Station in a flat presently but it's not ideal as a single professional mum with a 3 year old and she is finding a lack of community with the nursery more for parents who live elsewhere but drop kids off on their way to work.

She wants to consider primary schools for the future, live in a friendly, welcoming community where she perhaps build up some social networks for her and her son. Somewhere still pretty central and with amenities close by and good public transport as she is unlikely to get a car. She works in city centre. She's thinking somewhere in the West End and I wondered, with the wealth of knowledge on Scotsnet, if there was any advice about good areas for her?

Hyndland

Southside might be a bit cheaper as less demand from students. Shawlands is vibrant and has a similar buzz to the West End and has Queens Park. Pollokshields also has good transport links to City Centre and parks/cafes/family friendly

I lived in Cathcart when my DS was little and loved it! Lots to do, friendly and good transport links - bus or train.

Strathbungo

I would say Broomhill Great primary school and good public transport. No HMOs so tends to be families/ couples rather than students.

Hyndland is nice

If I could live anywhere central in Glasgow with a toddler I would choose Hayburn Crescent in Hyndland because every time I walk past there it feels like the community use the park across the road as a real garden and there's always people about (on sunny days anyway!). Plus I knew someone with a flat there and it was lovely.

I'm sure other places right across from a small park would be just as lovely, but this one strikes me as being particularly well loved.

However, I've just looked up the rental amounts for Hyndland & surrounding and it looks like your friend is priced out of the West End unfortunately. I'm really shocked by the prices!

Thanks ever so much for these suggestions!

Yes, I know @ditalini - we've been looking today and can't believe what is happening with the rental market for Glasgow - in terms of both the small amount of properties generally available and then their price as well. Strange times, I'm sure it was nothing like this a few years back.

She can wait a while but I'm not sure if the situation will get better or not.

I've just done a search on rightmove of two bed places in Glasgow West and they only ones I'd consider were in Kelvindale (nice, quiet family area) and this one in Milngavie- further out but great schools etc. www.rightmove.co.uk/properties/112781282

For southside I'd choose Shawlands, Strathbungo, Langside, Battlefield or Mount Florida.

Lastly, for very central yet family friendly, Garnethill is great and I know lots of single parents there.

I would also suggest Southside areas mentioned above. Or if she is okay moving somewhere that is not that central, rental flats within the specified budget do come up in East Renfrewshire (e.g. Giffnock, Clarkston, Busby)

Daydrambeliever · 03/09/2021 17:33

She won't get as much of the community and social life in the East Renfrewshire areas. Places like Shawlandsband Langside are great for single parents who are community minded. Not Govanhill - there are lots of lovely community projects but there's also a massive rat problem and the primary school isn't great.

If she can afford it the west end is lovely too but depending on where she goes can be noisy and she might end up in a close with students who party. So picking a more expensive flat might be better, but it does look like the nicer bits of the west end are out of her budget.

Dennistoun might also be a good shout. It had a bit of a poor reputation years ago but had become somewhat gentrified recently. She'll get more bang for her buck and will be within walking distance to town but also trains and great buses.
