Selling a flat, Ayrshire. The surveyors have come in at 110,000. What should it go on the market at? Am very confused!
Obviously we would love to make more than the valuation.

Thanks for your replies. It's in Kilmarnock. It definitely needs redecorated, but has furniture in and has been dressed to the best of my abilities! I notice on rightmove you can set your price, if someone sets 100000+ and we're on at 99 they won't see it! Same if they set 90-100. Hoping people would just do an area search instead Smile Estate agent has got back to us and is suggesting 99 and a half Confused
No one searches by area alone, it’s area, price, number of bedrooms etc.

So your agent is right - go for o/o 99. Everyone who is clued up will know that you want HR value of 110 plus whatever is the going rate - might be 10% or 15% over.

As @Calmdown14 says, it depends on the condition. If it was my place I’d be redecorating - if that’s all it needs - you say it defo needs redecorating and that sounds ominous to me.

I’d also be styling it to within an inch of its life.

Because the best way to get a good price is to go to closing.

And the best way to closing is lots of viewers and lots of notes.

And the best way to lots of viewers is the right price and great presentation / photos.

Of course it also helps to have a good property in a good area but you can’t change that Grin .
