Does anyone know how selling in a very rural area works? I’ve inherited a property that’s currently uninhabited about 90mins from the nearest estate agent. Will the estate agent charge me a fee for every time there is a viewing. Pondering what to do after a couple of gins so phoning to find out is not an option!

Not necessarily - there's no standard. Depends on their t's & Cs.

Google to find out who's selling properties within 100 mile radius, or phone a solicitor in the nearest town as a start.

Lol, I wish! It’s in rural Breadalbane, ex council property so not attractive to second homers or holiday lets. Rental
Returns pitiful due to low paid seasonal work.

Perth or Stirling will be the nearest agents as it’s not a Savills, Strutt and Parker type property. After the solicitors bill for the death stuff we’ll be lucky to get £60K for it so really wondering how much more the estate agent will take for selling it.

If it's honestly only worth about that much, i'd start by spreading the word locally e.g. corner shop etc.

There is likely to be someone's DC/Brother/friend looking to buy who know the estate and would be happy to buy, you may get a couple of thousand less but save on estate agents fees etc.

Is it an ex Hydro electric rather than council house? I remember them having properties there.

Unfortunately we live 17 hours away so can’t facilitate any viewings, so an estate agent is our only option.

Maybe a trusted local would do viewings for a small reward?

I've been shown round properties by people who knew nothing about the property, they just had keys to let viewers in. Easier said than done when you are 17 hours away, I do realise that.

Lots of houses in Scotland are sold by solicitors, you don't have to use an estate agent. If there's already a solicitor involved in the inheritance it would be worth asking them for sale costs.

@Zogthebiggestdragon, yes I live in Scotland so I’m aware of that. The solicitor handling the estate doesn’t have a property side and I’ve not been impressed with them so far so would be looking for another company to sell.

I’ve made some enquiries with some forms today so am awaiting their response on how they would handle viewings when it’s an 80mile round trip to their office and the roads are chockablock with tourists slowing things down further.

I used to do viewings for solicitors in Scotland. It's a very common casual job, as solicitors. See if a more local solicitor does that.

Sorry, made no sense. A lot of solicitors ct as estate agents, using casual staff to conduct viewings. There are also companies like Viewber.

Thanks @wombatgoeswild I’ll give companies a ring on Tuesday. Nearest large towns are 80 mile round trips, so I want to know whether I’ll get charged for viewings as it’ll a few hours of their time.

You might get charged for viewings, as that's more common in Scotland, if I remember rightly. Tho I was employed casually so I wasn't involved in charging!

The Scottish system is very different, so it's a lot more in the hands of solicitors than in England. I was involved in selling odd things in far-flung places in Scotland, people do buy them in time!
