Hello Everyone
I have been on this forum since the last 6 months and have got a lot of great advice here. So very grateful to all of you.
We are moving to Edinburgh in a month's time and I like a town home at Lawrie Reily Place. Is this area a good area? School I am not worried since my child has secured an admission in an independent school. But how is the locality, is it family friendly? Anything I need to be aware of?

Not sure if you want a house or a flat. You will get a lot more for you money with a flat. This is in a nice safe area 5 minutes from school. Beside nice canal and tennis centre and easy access to Stand in shops. (Meggetland flat).

There are serviced apartments around Tolcross and Fountainbridge which would work location wise. The Universities may do summer rentals, there's not many students around this year.

There are lots of flats in Edinburgh- traditional and modern. Less houses the closer you get to the centre.

Areas you want to look at are
Tollcross, fountainbridge, Dalry, Bruntsfield, morningside, Merchiston, Craiglockhart, Sciennes, Shandon, polwarth, colinton, Greenbank.
I'd avoid Marchmont as it's full of students

There is no way in the world is cycle that myself let alone a child. Edinburgh has an amazing network of cycle paths though. DD can go to school, to swimming, to the supermarket on her bike without ever going near a road. I agree you need to be here to suss it all out though. Get a short term let near the school and go from there

Gas and electric could easily be £100 a month ( depends on the size and age of flat of course ). Plus £40 for broad band and TV. Then you will need contents insurance.

So you might need more than £250 for all bills, I’d allow £330 anyway.

2000 total is a healthy budget for a 2 bed rental, but things move very quickly. As pps have said, you'd be much better sorting out an Air BnB for a month - they'll bite your hands off for a long-term stay at this point - to get to know the city and to be able to move very quickly in a rental.

Agents aren't engaging with you because they have people who want to view that day, pay them a deposit and move next week. As far as they're concerned you're a time waster who might not even make it here (sorry!). Only exception to this would be if you're moving from work and have a HR department who can help you work with a specific agent.

Edinburgh is trying hard, but it isn't really a cycling city. There are lovely cycle routes but they don't always line up with where you want to go!

There's masses of flats in your budget on citylets depending on how many bedrooms you need and if you need furnished or not. A lot are student flats - avoid anything that's advertised as a HMO (house of multiple occupancy).

With your budget you can easily rent close to Watson's and let your DC walk. It will make you life a lot easier. Or maybe look up buses? Edinburgh has a very comprehensive bus network and a lot of secondary school kids take the bus (even now, but perhaps not as much). Morningside road has a ton of buses (11, 15, 16, 23, 36 and possibly 5) and she can walk from one of the bus stops there.

The rental market in Edinburgh is very fast and you are at a big disadvantage if you can't make an offer right away.

I have applied to almost all the 3 bed rentals with a May end date. Fingers crossed that someone reaches out. I understand that I am at a disadvantage in this fast moving business.

Are you on Facebook? It so, request to join EGG (Edinburgh Gossip Girls). You have to ignore their life priorities around eyebrow shape and farrow & ball paint colours but there’s quite a lot of folk who have rental properties and Airbnb rentals so worth putting a call out if you’re struggling to find something.

@MovingtoEdinburgh7867 are you looking for furnished or unfurnished? Sorry if you already said this and I’ve missed it.

Lots of the 3 bed furnished properties in Edinburgh will be targeted at the student market and won’t really be suitable for a family.
