Where to buy near Glasgow

Hello

I’m looking to buy in/near Glasgow, in the next year or two.

I work at the QEUH, so would want somewhere within a 30 minute car drive (shift worker so not as affected by traffic).

My budget is quite small, at 90k, and I’d want a 2 bed flat (or house).

I’ve been told to look into Rutherglen/cambuslang/EK etc but don’t have much knowledge of these areas. I currently live in the south side, but have lived all over.

I don’t mind going further afield but do like being able to walk and do things,(I do drive though) and there being green spaces / water nearby. I know many people who commute from Lanarkshire who are lovely and like it, but they have children and a family which I do not. They also are from these areas whereas I am English.

I’ve also considered West Lothian, which would allow me to consider Edinburgh for career progression in the future but I’d be hard pushed on my budget

Sorry for this long winded post, any advice appreciated.

Hi, you could take a look at Glenboig or Chryston areas. Glenboig is part of Coatbridge so houseprices are low, but in reality it’s a village on its own with its own loch and there is a nature reserve nearby. Both have great motorway links and being centrally located in middle of the country you can drive east or west with ease (QEUH probably about 20 min drive with no traffic)

Cumbernauld? There are lovely flats available in nice areas with lovely green parks/ walks around. Try Craigmarloch/ Balloch/ Carrickstone. Really quick motorway access too.

Cumbernauld and Kilsyth are great commuter towns and you would get something for your money there.

You can get a 2/3 bed cottage flat in Kings Park/Croftfoot area for under £90k easily, not so far from the south side really.

EK not so keen. Far out, too many roundabouts and houses and nothing else. Rutherglen and Cambuslang have nice big houses but not for that budget, not so sure what you would get within budget. Cambuslang sprawls out pretty far and starts to get the same vibe as EK.

You'll struggle with that budget in West Lothian. Only areas you may get something are towards the west side - Fauldhouse, Armadale (has train station), Whitburn (easy access to M8)

I realise I’m v unlikely to get anywhere in West Lothian and would prefer to be close ish to Glasgow

Cambuslang is quite grim. You can get a 2 bed flat for your budget in loads of areas in Glasgow . I think Govan is more up and coming (good and bad bits) and very close to the hospital of course. Knightswood another option. Avoid Govanhill (separate area completely) like the plague. I would stay inside Glasgow if I were you as you have loads of options without having to go further afield.

I would take people's negative opinions on Govanhill with a pinch of salt. It's a thriving multicultural area that has consistently received a bad rap from people who have no idea. In saying that I also don't think you'd get a 2 bed for £90k there. Plenty of other people have realised what a great location it is and it has been driving prices up like crazy recently.

Deceased MIL's house in Cardonald has just been sold for £90k. It's in a decent enough area close to Cardonald College and is what they call a "garden flat" (ie a block of 4 flats, two downstairs and 2 upstairs, each with their own discrete entrance) - hers was a downstairs one. It had two bedrooms, a small "dining room" - which most people convert into a kitchen, a tiny kitchen off the living room and a recently refurbished bathroom (to make it into a decent shower room).

The living room is in desperate need of redecoration which is why it was priced as a "do-er upper" Wink

It also has off-street parking, with an officially dropped kerb, in an area where parking is a premium.

So the budget is possible Smile

@frenchtoast88 sorry but I don't agree. For a start, Govanhill has a HUGE bedbug problem. Google it. Experts say it's so rife with them them that residents are just getting used to it. Have a family member who worked there for a while in a medical capacity a couple of years ago.Said the tenements were often full of rubbish in the main close and was absolutely appalled at the state of it. It's not desirable and if people are buying there, it's because they aren't aware of the issues there. It used to be nice years ago - now it's definitely best avoided. Well know as Govanhell

Agree Renfrew could be a good option. Maybe also through the tunnel to Anniesland, Knightswood. Close enough to the West End for parks and culture but affordable too. If you want to be closer to motorway links M80/M8 (going East or West) then maybe Kirkintilloch and surrounding areas? Clydebank/Old Kilpatrick for Erskine Bridge access but close to Loch Lomond for water and countryside?

2 bed cottage flats in this area are usually starting at offers over 95. The ones in nice order are selling for about 105.

If the Op likes that house type she would be better looking in Cardonald / Mosspark near the hospital. But she would need choose one that needs work . Offers over 80, HRV 85, she might get for 90. Depends how much interest there is.

Renfrew has options in the OPs price range and there’s plenty countryside nearby.

Renfrew and the Renfrew side of Paisley could work.

I agree that it's best to avoid Govanhill, there are streets I would be scared to walk down alone in the day, never mind when it's dark.

Paisley is cheap. You can buy a two bed flat in good decorative order in a block of four in dykebar for £40k. Or at least you could three years ago when my friend did that. You’d need to check the house prices now right enough. And google the good and bad areas of Paisley. Like every town there are better bits! It’s near countryside walks and quite quiet there.

Funny I walked down Allison Street today, not alone but with my toddler, and lived to tell the tale. In fact I bought focaccia from a pop up shop, had a nice chat with the woman in Greggs and shock horror a Roma lady smiled at me and my child. Perhaps people feeling unsafe is due to ingrained xenophobia or fear of poverty.

Presumably if the OP lives in the south side herself right now then she'll already have formed an opinion of Govanhill.

A huge amount of money has been pumped into regenerating the area and getting the flats back from slum landlords. Yes there are still bad closes but to tar an entire area with "riddled with bed bugs" is lazy and inaccurate. And tbh with a £90k budget the OP is going to have to take a bit of rough with the smooth wherever she chooses.

It's not xenophobia for a minute. There are longstanding issues there. If someone asks, "where to buy near Glasgow" Govanhill is not exactly the answer. At that budget, you can find 2 bed flats in better areas - easy to see with a quick glance at Rightmove! As for the bedbugs...I wouldn't play that down. The media have reported the issue, academics have addressed it - the local schools were in the papers for having them! It's not the answer to where to buy!

OP, Riddrie and Carntyne in Glasgow are perfectly respectable but not trendy, and are relatively hassle free for both parking and driving, and have 2 beds in your price range. I think you'd probably be able to find a quick driving route to work and both have easy access to the M8.

I would be looking to the west rather than to the east - live in West Lothian and you have a long commute over the highest part of the M8 (often bad in winter) and right through the city, over the Kingston Bridge (another bottleneck) before you get to the hospital.

It would be much more sensible to look at options out to the west - Renfrew as a pp said, or somewhere like Dumbarton where you're over the Erskine Bridge and into the city that way. Also on a main train line into Glasgow for leisure/nights out.
