Ive seen lots of threads about buying and selling but I know up here it's a bit different from the English system so thought I'd start a new thread if anyone else wants to join.

We've spent the weekend getting our house sorted to sell. Estate agent is coming tomorrow. This was our first home so I've never sold a house before so don't really now what to expect. Two houses I've loved have been put on the market and sold in the past fortnight. Irrationally worried ours won't sell and also that it sells too quickly and we don't find somewhere we like to buy 😣. Anyone else?

Congratulations @judge! I'm trying to convince DH that Packers are the way to go but I've only just managed to convince him that hiring a van and doing it ourselves isn't what we want. That was fine just the two of us a few years ago but now we have a toddler I'd like to be able to wake up in a bed that morning and also go to bed at a reasonable time that night

Thank you @Grumpycatsmum It sounds like a bit of a minefield but probably still easier than the English process.

I say I'm using packers next time every time I move. I never do though. I've done it pregnant, with babies and toddlers and older children and every time, I convince myself that I can just do it myself with a van. Which I can. But it's probably partly why I'm so grey.

God yes at least get a quote for packing. We were amazed that it wasn’t as expensive as I thought and worth every single penny!

Another good tip is to get the movers to pack up your house the day before moving and store it overnight (our company didn’t charge any extra). We stayed overnight in a cheap premier inn and the actual moving in day was so stress free.

Just wondering if anyone who has sold recently can tell me what paperwork is required for any work you’ve had done in the property you’re selling?

Most home reports I’ve seen say ‘no’ to pretty much everything they’re asked in terms of warranties/guarantees even if they have had things done.

We bought 18 months ago and we were the first ones to see it, we offered the Home Report value to the sellers, we were so lucky as they came back the next day and accepted it. We had sold and were renting they wanted a quick sale. To give you an idea it came up for sale at 4pm on a Friday we saw it at 6.30pm and offered them the value. Chain free, they wanted a quick sale, by Monday morning they were in a panic because they had loads of viewers in. We got it thanks to my partner because he was local. Fast forward 18 months and prices have gone up 30k and selling for 50k more than the valuation. We considered selling and moving a step back but seriously 250k for a 3 bed semi is just madness Hmm

Twosharks I expect to provide building warrant and completion certificate on some alterations we had done. I also have evidence of recent maintenance repairs to roof. Not sure if buyers solicitors will ask for these.

Wish to add my experience as it was so appalling and it seems there is no comeback through the RICS. I will now attempt to ask the Property Redress scheme but all these bodies seem to protect their members, not bother about the public.

Retties in Edinburgh = useless
During the hot selling period in April/May this year out of 15 (they claimed, I was away) viewings there was one offer.
I naturally said 'Can you find out if that's their best?'.
Answer: 'So I'll tell them you reject their offer and we'll carry on booking viewings'.
This was the one of a catalogue of issues including not actually showing the entire property.
Sellers beware

PS VMH were even worse!

Finally a new agent Revere had it under offer within 8 days.
