New roof - North Lanarkshire

Has anyone had a new roof recently and would be willing to share how much they paid.
Im in an upper floor flat (there's only ground floor and then us) its 130 sq ft so not big. We live in a conservation area and have been advised there's only certain styles of tiles allowed. I've had 2 quotes both around £9k and i just think this seems so expensive! I'll be calling more roofers but half the battle is getting someone who will actually turn up!

We had a new roof in the summer, 3 bed semi detached, plain grey fairly standard tiles. It cost us £5k + £500 asbestos removal.

I think we got a good deal as other quotes were £7k - £9k.

That does seem like a good deal then. Its so hard to judge whether someone is ripping you off or not! Both companies come recommended and with good reviews. I've spent some time tonight finding similar rated companies so hopefully i can get some more quotes.

We were lucky in the sense that all the houses around us are of an age where the roofs needs replacing so lots of neighbours have had it done recently, the company we picked has done 20+ roofs on our street in the last few years, we see the vans about regularly and knew they were reputable.

Lots of neighbours have had theirs done here as well. All the houses are from around 1912 so goodness knows when ours was last done! The company i had out today are doing 2 houses across the road currently so id like to think they're reputable. I just had it in my head it would be about £7k so was shocked with the quotes.

Remember you need to check your title deeds to see how the costs are divided over your building. And you need to check that your neighbours are happy with the quotes too.

We've got our title deeds and they don't mention anything about the roof. Our downstairs neighbour will be told about all the quotes etc. I feel awful as she's about 80 and I don't know how she'll afford it!

It’s in the part called the burdens - it usually says how Costs are divided for the common parts. There’s often a plan with coloured lines.

If it’s not mentioned then there is a default position.

Is a tenement flat ( with a close ) or a divided house ?

Its a tenement with a close but there's only the 2 of us. It used to be one bigger house im assuming.

Ok I was just checking. Because In most closes the roof belongs to everyone in the building , not just those on one side. And including main door flats.

So if you have shops on the ground floor and four flats up the close, then the roof repairs are usually divided 6 ways. Not two ways by the flats on the side that’s leaking.

Unless it says otherwise in the burdens.

I’m not a lawyer BTW, I just know this from owning a flat and organising roof repairs.

I always find it odd when people think they're more qualified to price a tradesperson's work.

How do you know what's involved in re-roofing a home? How long does it take? How many labour hours? How many tradespeople? What about the cost of materials? Are you factoring in material price rises due to Covid? Are you taking into account that you live in a conservation area and that only certain tiles are allowed? What about the roofers profit? They must make a profit in order for their small business to survive.

Surely if you've had two reputable and recommended companies who've had the decency to show up, provide you with quotes, both of which have come in around the £9k mark... you can see you're not being ripped off.

That's what the job is going to cost.

Go cheaper if you want... but it will certainly cost you more in the long run.

I had it in my head it would be around £7k because of what i had read up on and what other people had paid who don't live in North Lanarkshire. At what point did I say I was more qualified to price something than a tradesperson? Tradesmen do rip people off. I think you'd be pretty naive to think other wise. For example quotes we had for repairs we had done when we 1st moved in ranged from £800 to just under £2k. All told me the same things that needed repaired. Im pretty sure if id went for the most expensive person I'd have been ripped off.

What if your elderly neighbour doesnt see the need for the roof to be redone? Is it leaking? She has an equal say in this and will be entitled to get her own contractors to verify if it actually needs a new roof.

She has said she wants a new roof. She's been involved in this from the very beginning. Its leaking, yes. We're just lucky its not came through our ceiling yet. I've spoke to her about her getting her own quotes and she's said she's happy for me to investigate.

Oh and shes mentioned its needed a new roof for at least 6/7 years but the previous owners weren't interested in doing anything about it.

There won't be any issues getting it done. One of the issues is me feeling bad getting her to pay her share. Which i know is ridiculous.
