Hello.

Does anyone have any experience of Stewart Milne housebuilders?

I’m interested in one of their new developments, but I’m living in the south of England so don’t have my ear to the ground, so to speak.

They are a big firm and overall I've not heard anything bad. I've bought one new build from them and they sorted any issues. They took over from the builder who was building the estate I'm now on and didn't hear any complaints. Obviously each site will have its own manager so like any builder, there might be differences depending how good that manager is.

Thanks. And I see they use off-site prefabricated timber construction, but from what I’ve read, that may be a Good Thing if done properly.

Most houses here now are timber frame.

I'm currently living in an 18 year old one. My Stewart Milne one had timber downstairs, this one has concrete floors and was Taywood homes but i'd say otherwise much of a muchness.

Key to any home really is just keeping it appropriately heated and ventilated. Certainly we've had no major issues with anything. On the one we bought new, all minor snagging was done and only bigger issue we had was needing the patio doors rehung as there wasn't room left for both underlay and carpet but this was completed in reasonable time and they paid for a carpet fitter to come back and fit the carpet.

My current house was about 18 months old when we moved in. Previous occupants weren't very careful with it and hadn't done proper snagging so we have things such as squint radiators and loose electrical sockets etc. They hadn't ventilated the en-suite properly so the paint was cracked and peeling. all ok now though :)

You just need to be careful when hanging things on the walls as they are just plasterboard.

We're not a Stewart Milne house but the other half of our estate is built by them. People here have had a lot of complaints in terms of huge snagging lists and the length of time getting issues resolved. I know some with issues still not resolved after 2 years so they can't blame COVID!

I work in house building and would say SM has a great reputation.

I'd say compared to the other house builder the snagging was much easier to get resolved. Any new build is going to have some issues, unless you are very fortunate, but I felt like Stewart Milne dealt with our issues well and resolved issues to a good standard.

Just out of our 2 year warranty now, but with covid there were a few outstanding issues we reported late on but they're booked in to be resolved in the next few weeks.

I've found them very pleasant to deal with, and I'm delighted with the quality of the house overall.

Thanks Rolly. I’m on holiday in Northumberland in a couple of weeks, so I’ve an appointment to look at the East Linton development.
I’m fed up with the traffic and prices in the south east, and all my real, long term friends are north of Lancaster.
I like new builds and the fact that they are disabled-friendly should the need arise.

Friend bought a SM new build 2 years ago, was a complete nightmare when they first moved in, they needed a whole new stair case, huge gaps between the window and brickwork, dodgy plumbing, broken door. Not everything is fixed yet.
