Newton mearns new build

Hi folks, looking for advice please. We live in an old house. ....It's time to move on. We're thinking of new builds in newton mearns. Which builders the best? Taylor wimpey, cala, mctaggart, David wilson or miller homes? I've never bought a new build. I'm a bit apprehensive.

Just watch the catchments for new builds.Newton Mearns has exploded in recent years for new developments.

Everyone will have their own opinions on house builders. I like Mactaggart and Mickel- but my own house had a snagging list as long as 4 of me.

I think it's generally much of a muchness. Go for a house you want in an area you like and hope for the best.

Cala tend to build larger and therefore more expensive homes. David Wilson are quite promiemnt but as pp poster says, Newton Mearns has and continues to expand. So lots of choice really.

I would avoid the Newton Mearns new builds. There is no more room in the local schools so I've heard the children will be taken by bus to schools in other parts of East Ren. I think it will be Barrhead High for secondary. Don't know what primary school will be. Also, if you're communting into Glasgow it will be pretty horrendous. The M77 is already very busy and all the new houses will just make it worse. There is no public transport up there apart from the wonderful 4 bus which takes forever to get anywhere useful.

We moved from an old sandstone mid terrace to a new build in NM and really regret it. The soundproofing is awful and the build is cheap and of poor standard. The snagging list is endless and as soon as the 2 year period is over, the builders just ignore your emails and calls.

We would move in a heartbeat but can't afford the added extras that come with a house move ... Plus kids are settled in the local school.

We went to have a nosey at the new Maidenhill development. You can easily get sucked in with their stunning show homes. The new Maidenhill primary is gorgeous but have heard rumours that kids will be bussed to Barrhead for high school. Not ideal.

Sorry to hear that @MoreCoffee. Just so unfair that the builders can not fix all the things in a perfect reasonable 2 years.

Re Maidenhill Primary, it's taken pressure off Kirkhill and Mearns PS so I would hopefully think there would continue to be space at the corresponding high schools - for now. But fast forward a few years when all the new homes are up, I can't see how even the local primary will cope.

Exactly the same thing happening our side of the city in East Dunbartonshire. Huge numbers of houses being built - Cala and Robertson Homes mainly. No extra school places. Cala were supposed to be building a new leisure centre as part of hte planning deal but it's not happened so far and revised plans are for a centre as small as they can get away with.

Yes Cala houses are generally bigger, I know several people living in them and some are great, some have had ongoing issues. The benefit of buying new is that you have the 10 year NHBC guarantee for major things going wrong.

Ash099, agree, its going to be a nightmare in a few years time. There won't be enough places at school and the M77 is going to be completely gridlocked. Its already bad .... but with all the new houses opposite Silverburn and the ones by B&Q it is going to be a disaster trying to get into the city. There isn't a train line near Maidenhill. Luckily we live the opposite end of NM and have Patterson train station which is so handy. Esp when you have a teenager who loves shopping and meeting friends.

Hi. Looking at moving into area from abroad. Is there any chance to get into st ninians or is it totally fully. Have daughters in year 2 and 4.

Also is there good nursery’s and after school in area and what’s rough cost?

No idea what the cost of after school care is in East Ren but if your children are in Year 2 and Year 4 (depending on when their birthdays are, roughly P2 and P4) and you move into the catchment for the feeder RC primaries to St Ninians (and go to them) then they will progress on to St Ninians for their secondary schooling (as long as you still in catchment).

Some of the East Ren primary schools have waiting lists for after school care. You would be best to find out who they are and phone or email them for information regarding places and prices.

Hi all. We are looking to purchase a new build from miller home or taylor wimpey at Newton mearns. Would like to hear feed back from people residing there ? How do you find the Maidenhill school and are kids ending up in Mearns Castle High as promoted. The price is quite high so would like to know builders opinion.

I don’t live there, but wouldn’t choose to. It’s a bit, lacking... there’s no real infrastructure or handy amenities. You have to drive everywhere.

If you can afford it I’d go for the mactaggart mickel development at the Broom. Less like a new build scheme and a better reputation of housebuilder.

Of those builders I'd say CALA and mctaggart and nickel have the best reputations.

I don't like the David Wilson/ TW sites due the proximity of the M77 and potential for noise.

Does it have to NM- would you consider Avant in Barrhead? Nice site and product.

Thanks. We want something in the catchment of newton mearns. We did see some properties in Barrhead, but didnt like the catchment school.

No problem. You'll probably get slightly cheaper for Eastwood catchment but no new build here. The upside of Maidenhill is that you should be able to negotiate a good deal on stamp duty.

It's definitely year end for tw at the end of December which they might deal on if they have stock plots sitting, they also do part exchange if that would be of interest.

I would try and move a little further out and at lots of show homes. Mactaggart and mickle homes are nice but small (usually), Cala homes have a great rep but big and pricey. Persimmon don't have great name. Watch when you view show homes they have lots of tricks to fool you into thinking the rooms are bigger than they actually are - no TV, smaller double beds is a big trick - my friend looked at the show home, 2 double beds and a single. The 2nd double bedroom COULD take a double bed but it only fitted one bedside cabinet and nad hardly any room between the foot of the bed and the wall. I would love a new build but would do a lot of research first bitvarea and builder.

Hi everyone. We're interested in moving onto one of the new builds ourselves. McTaggart was the front runner for us however it turns out that they are in the catchment for Eastwood high school instead of Mearns Castle (confirmed by Mctaggart office themselves). While Cala, Taylor Wimpey, Miller and Robertsons fall into the maidenhill primary catchment and then onto Mearns castle high school.
Does anyone have any experience of the quality of their build? Which builder you or your friends have been satisfied with? If someone has been very unhappy with any of them, do let me know which one as I don't believe all new buila are created equal. Any information would be helpful.
And secondly, any reviews for the new Maidenhill primary school?

Hi. Even we were in the same dilemma few months back. We have reserved with Miller Homes after lots of research. Felt the quality was good. And like their plans too.

We are planning to buy a house in the Maidenhill area. Our kid will go to secondary in 2 years. We have heard that though the area is in the catchment for Mearns Castle, kids will be redirected to Barrhead High. I was wondering if anyone who lives in the area has info about this from the local primary school or council. TIA
