Putting a house on the market in Edinburgh... best estate agent?

Hi there, we're about to put our Edinburgh house on the market and getting totally confused as to which estate agent to go with.

There are some well known big firms which charge you the fee of 1% + VAT + some additional expenses. Then there are some local agents which may be charge you half of that... And now there are more firms advertising the "flat fee".

My questions is, are more expensive agents worth it? Our house's price is above average, and the ultimate goal is to have an agent that will help realize this price.

My gut feel is that this process has got quite generic, with ESPC/Zoopla etc., and I don't want to pay extra few grand just to have a more prestigious name on "For Sale" sign.

Could you please help alleviate my concerns?
Even better, could you recommend any agents in Edinburgh for selling a family home?

Edinburgh is quite unique in terms of housing. If it's a premium property then I'd use an agent which has a few similar properties already on their books. Cross selling.

What also helps is not being the most expensive looking place on their website.

Have you had Savills and Strutt & Parker out?

Yes, these are the agencies I found to be on the expensive side of the market - they want to charge you an arm and leg (between 1 and 2 pct all-in)....

The question is whether they're worth it, i.e. if the end price will be higher by this few extra grand, of if I'll really feel the difference between the "premium" and regular service...

Our house is from a well-known builder, so there's little ambiguity about it's fair value.... And most agents are now on ESPC/Zoopla etc anyway

Definitely not, never ever purplebricks.

They failed to sell two properties for me, I ended up paying 4500 for them to have done basically nothing. One employee left, they deleted all the messages from him on their online platform then denied his promises.

I still need to sell these properties in Scotland and I'm going with a spc estate agent this time.

I've been dealing with the as both vendor and landlord and I have had nothing but inadequate, lacklustre service.

I'd say they probably are worth it in terms of prestige and you can always negotiate on fees. Look at their online reviews too.

What was important to us was continuity in communication/staff, (this was years ago) we felt we got that from Savills.

We used Warners, one or two niggles but used for three moves now so I must be happy overall! I had no idea there were prestige companies. They just had a fee they calculated and we knew it in advance.
Do you sell a more expensive house differently?

I spent a summer working for Warners many years ago and my parents used them twice for selling their homes. They're well-established and central and mid-priced, or at least they used to be.
