Offers Over

Currently looking at a move to Scotland. Looking at areas between Glasgow and Stirling, easy access to both. The move won't be until March/April (myself and 2 DC are currently in Spain, DH is currently in England) and we will rent for a bit first so we buy somewhere we really want to be (not wanting to repeat the same mistake we made here).

However, we are trying to look at house prices so that we hit upon areas that are going to be reasonably within budget. I did a quick Google search and one article said that offers over could mean 25% on top of the marketed price. I just wanted to get some input whether this is generally the case or if it is individual to the sale?

I can't fly over until February so that will be when we actually have a chance to look at areas, however at the moment we are looking at.

Bishopbriggs
Torrance
Bonnybridge
Denny

I've seen mixed opinions about the latter two, they are obviously more affordable for both rentals and purchasing, so we want to go and have a look for ourselves.

Ideally we want to rent where we want to buy so that the DC aren't moving schools again. They are only 4 and 3, but already at school here.

Definitely doable for Stirling on that Budget. My DS is currently commuting daily to Glasgow for Uni and I have friends that have done it for about 15 years and in fact are now doing it from Dunblane. Feel free to ask for any info for Stirling :)

Thank you so much! I will definitely send you a message for info nearer the time if that is OK.

Torrance and Bishop Riggs are nice but will push you to top end of budget. I wouldn't with Denny and bonnybridge. Have you considered Cumbernauld? It's got a lot of decent housing in your budget and is about 12 minutes from city centre 15-20 from Stirling?

Schools are probs better in bishop Riggs but catholic schools in Cumbernauld are highly ranked if you are catholic?

If it was me, I would be looking at house within walking distance of a train station in East Renfrewshire. I would prioritise your DH daily commute.

Some of the best schools in the country are in East Ten and you get more for your money than East Dumbartonshire (also some of the best schools) I think. I wouldn't let going to Stirling a few times a month dictate area too much. The train system in Glasgow and the wider area is fabulous. You could leave early and wizz up the M73/M80 if you needed to.

@easternedge I had seen Cumbernauld but read mixed reviews, however this is why we need to go and have a proper look around these places. We could go a little higher if Bishopbriggs or another place was absolutely right but we are trying to keep the mortgage repayments on the lower side.

I am technically Catholic but not practising and DH is Jewish but at times lax, so we have not really gone one way or another with DC.

@B00dyM4ry I have been looking at East Dunbartonshire too but wasn't sure of the transport links. I think I'm going to have to come over for a fortnight so we can really travel about and try and get a feel for things.

On the upside we accepted in offer on the house here today so that's a huge burden lifted and means I can actually start moving forward with it all now.

This would be likely to come in in budget - lovely estate.

There are actually a few up for sale which is unusual. I also like the Torbrex area, generally older (1960s) houses but nice.

Feel free to message nearer the time. I'd definitely try to rent somewhere in the general vicinity for a few months and spend some time trying places out.

@waxonfeckoff - It's not shown me a particular property but the list there looks promising, thank you! I'd definitely pay a bit more if we were getting a 4 bed!

Nice 3 beds on my estate currently selling for just over £200k, one sold in 3 days. It was offers over £200 but the one over the road which sold earlier in the yaer and was same style went for £205k and had been offers over £197k I think. Dont know yet what the one at oo £200k went for yet but that might give you an indication of how far over the price they are going for.

Family members live in Lenzie and love it. They are on a new build estate called Woodilee, easy access to the motorway and the kids walk to school, and walking distance to the train station.
