Hi, looking for advice of areas, villages that are safe scenic and have access to countryside walks but not too remote from a decent town, looking at areas around County Durham and Northumberland for a detached 3 bed property with decent outside space upto the 400k mark.

I have family in Lanchester, which is apparently a well regarded village. But don't know if the housing stock has a lot of detached properties.

That's where I grew up! It's a great place to live, lovely walks and very social village.

Brancepeth although I’m not sure if your budget will get you a detached property

Lanchester or wolsingham are both lovely

I'm West of Durham. Step out of the front door right in to the old railway lines which is now a network of cycle paths, look out on to woodland and a river with miles to explore. Just 1 mile down the cycle path you have a village with all local shops, butcher, hairdresser, dentist, doctor, post office and primary school. Plus buses in to Durham. I love the balance of countryside access but not having to rely on the car to get a point of milk plus my dc can get the bus to school and to town, don't need lifts to work etc.

This isn't uncommon in the former pit villages. However, what you can struggle with is the outside space which may be very small or not attached to the house because of the typical terraced housing stock. Some villages have more newer build houses which gives more choice but you'll be more built up and not as direct access to countryside. Pit villages don't tend to be as chocolate box picturesque either.

Lanchester as mentioned is lovely. As is Wolsingham though it is pretty remote and in winter access can be challenging!

Northumberland will have lots of choice too. All depends on what you mean by not "too remote" and what access you need for work, whether you need access to schools and so on.

Beautiful part of the world. Although my MIL lives in Darlington which I like very much, but boy does she get some exciting weather!

Villages around Barnard Castle - Staindrop, Eggleston, Middleton-in-Teesdale, Hamsterley, Witton-le-Wear. Nearer Durham - Brancepeth and nearer Darlington - Gainford, Ingleton. They all have attractive housing and beautiful countryside on the doorstep. Villages differ a lot depending on their history - the former pit villages still tend to have a more deprived feel which isn’t surprising given the total shutdown of the Durham coalfields.

We live in 1 of the villages mentioned here @Savannahcatlady and can confirm it's beautiful!
