Surrey areas - Waterloo commute

Hi All,

Any ideas for nice areas to move to in Surrey with a half decent commute to Waterloo (ideally max 45 mins on train).

Budget around £600-650k for a 3 bed.

Preferences:
Nice, green, safe area
Some things in the town like a few coffee/brunch places, boots, WHSmith that sort of thing
Decent schools (free/state not private)
Ideally some tennis clubs and golf clubs nearby

So far Godalming is coming out on top as we love the look and feel of it as a nice green calm safe area to raise a family but it also has enough stuff in the town and is really close to Guildford and train is about 45 mins to Waterloo.

We’ve kind of ruled out:
-Woking/Horsell (didn’t love the vibe of the area tbh)
-Byfleet/West Byfleet (not much going on)
-Hersham (not much going on)
-Walton (bit expensive)
-Weybridge (lovely but too expensive)

Wondering if there are any other Surrey areas we’ve not thought of that could also fit the bill?

Im wondering perhaps Epsom? Anywhere else?

Could also not be Surrey but ideally south west or south east of london and strong preference to Surrey as we have friends and family there.

Alton is the start of the line to Waterloo (an hour in). Good schools, town centre with some nice cafe’s, WH Smith, boots, some nice new bars opened.

Benefit of Epsom is that it's also on the direct lines to Victoria and London Bridge should the Waterloo line be up the spout!

I am in Walton and there is a fair amount in your price bracket. I am not sure that any of the places you have mentioned could be classed as rural living though!

Epsom is a fabulous place to live as it is 'best of both worlds'. If you live near Epsom Common, The Downs or Headley Heath it can feel almost rural. The College Area feels very villagey in parts, especially Albert Road/ College Road. The same can be said for a lot of Dorking.
