Extra income from large garden?

We have just under an acre of garden. Looked in to glamping, camp site etc and it's a no on planning being allowed.

Does anyone else earn a second income from doing something with their outdoor space? It isn't big enough for a pony paddock and don't think selling eggs/vegetables is much of an earner.

You don't need planning - you can have an ad hoc campsite 28 days (I think) a year Smile

What about an enclosed private area for dogs? Some figs aren’t good off lead in public areas for all sorts of reasons and people will pay an hourly rate for a safe area they can have a run about.

Pretty sure there are some camping site options that don't need planning but you are restricted. That's helpful in a way as it means you get your life back!

Parking? That might need planning too, perhaps.

Not sure about dogs but there is definitely a market for enclosed areas for wild / savannah cat breeds to run on leash. Talk to some local breeders

You say an acre but how is it laid out? I would think for clamping/camping it’s not especially big and if situated right next to the main house then I would think options are limited.

can I ask why you want to utilise it in this way? Is it for passive/active income? We bring in a reasonable amount from eggs but I sell them to friends and there’s the cost of coop/feed etc. but we’d have the hens regardless so it nicely covers the cost if you were looking just to utilise the land.

if you’re in a largely urban setting with limited green space then allotments might be useful but I think that would be a change of use and would potentially either be refused or devalue your house.

what income would you need to generate?

Ah. I’ve seen you put this rural living so that makes things more difficult as green space is likely to be readily available.

Cut flowers? A bit of an initial outlay but supermarket flowers are so unethical and expensive. I think there would also be a market for people wanting flowers for events etc.

A little tiny house or caravan for air bnb?

A marquee up all summer for a wedding or birthday party venue?

A yoga class in the garden?

Allotments?

Five a side football pitches? (These are always hard to book in London)

A swimming pool that you can charge entrance to?

A car boot sale?

I guess you hire a portaloo/portashower?

Haven't looked into it yet - it will take some research. At the moment though I feel like we've got land that we don't use and any little bit of extra income would be very welcome!

Wedding venue? I think outdoor weddings will become legal nationwide soon (already are in the other Uk counties). But in the meantime, you just need a ‘permanent structure’, to be registered for ceremonies. Could just be a pretty little gazebo type thing. Get some trestle tables, chia bark chairs, dancefloor, catering, c.£10,000 weekend hire.

If the land isn't shaded you could put a solar panel array on it and sell electricity to the Grid. It's an initial outlay but very passive income after that.

For camping, is there good access? Is there water?

I've seen sites advertise as being for self contained campervans/caravans only, with no toilet facilities at a lower charge which might work if flat/level enough with safe access.
