Short term let or house swap advice needed

Hello, I hope someone may be able to offer some pointers.
We will soon be able to take three months off work each summer and our plan is to spend those three months away from home but still within the U.K. due to pet and family commitments.
Ideally we would spend those three months in the Scottish highlands or thereabouts.
Our home is in Norfolk but not in a touristy area. It’s an old, detached cottage, smallish but with an acre of land and lots of wildlife, trees and a small stream. The area surrounding it is a mixture of farmland and residential.
We are wondering what to do with our house while we are not living in it. We would probably need income from it in order to pay for our accommodation in Scotland.
The options I’m aware of are: house swap, short term (three-month) residential rental, or weekly holiday rentals. The latter would likely be the most lucrative but also involve the most hassle and worry and we are keen to make it as hassle-free as possible. I suppose ideally it might suit someone living in London who is considering a move to Norfolk - a sort of try before they buy. Or even a long term (summer school holiday) let.
Has anyone been in a similar position and let their house out for less than six months? I have let a property before but that was on a standard 12-month contract. I’m guessing it would be hard to find someone who only wanted three months. Having had our fingers burned by unscrupulous tenants in the past, we would go via an agent, regardless of how we rent it out.
Would be very grateful for any tips and advice as we are not sure where to begin!

Hi Taitin,
It's great that you're planning to make the most of your summers and explore new destinations within the UK. Managing your property while you're away can be a rewarding endeavor. Here are some thoughts on your options:

  1. House Swap: House swapping can be an excellent way to find temporary accommodation in the Scottish Highlands or other desired locations. Websites like HomeExchange or Love Home Swap facilitate such exchanges. It's a mutual agreement where you stay in someone else's home while they stay in yours. This could be a cost-effective option, especially if you find someone interested in exploring Norfolk.
  2. Short-Term Residential let: Opting for short-term let (less than six months) through platforms like Airbnb, Vrbo or shortishlets could provide you with income during your absence. However, you're correct that finding renters for precisely three months might be a bit challenging. It could be more feasible to offer your property for shorter stays and potentially combine several bookings.
  3. Weekly Holiday lets: While this option might require more management and effort, it can be lucrative. If you use a property management service, they can handle guest check-ins, cleanings, and maintenance. Listing your property on platforms like Airbnb, Booking.com, or HomeAway can attract tourists and potential long-term renters, such as those considering a move to Norfolk.
  4. Long-Term Let During Summer: Finding a long-term renter who only wants the property during the summer months (e.g., for summer school holidays) could be an option. Some families seek short-term rentals for vacations during this time.

Here are a few tips:

  • Engage with a reputable local property management company to handle bookings, check-ins, and property maintenance if you decide to rent your home.
  • Clearly define your requirements and expectations to any potential renters or swappers. Ensure you have a robust rental agreement in place to protect your property.
  • Keep communication open and transparent with any potential guests or swappers. You may find someone interested in your unique property and location.
  • Advertise your property well in advance to attract the right renters or swappers. High-quality photos and a detailed description can make your property more appealing.

Remember that each option comes with its pros and cons, so it's essential to weigh them based on your preferences and goals. Good luck with your summer adventure planning!
hope all goes well
Josiah
