Agricultural residential restriction on a house

Has anyone ever moved into a house with an agricultural residence restriction on it.

I've been reading up on this and it looks like I might have to go through a specialist solicitor and also mortgage provider.

We want to use the land to start a business such as dog kennels, to sell eggs, potentially lama wool etc. Keep animals in the land. But it does state that you need to be either employed or retired from agricultural or forestry work in the local area which we're not. But it also seems to say that if you are running an agricultural business from the property that counts too.

I just wondered if anyone had any experience before we start talking to a solicitor

My experience is of people getting planning permission to build on farmland, with an agri-tie. Then “proving” that the tie should be lifted a few years later by pretending to attempt to sell the property but having “no buyers”.

It typically requires some under-the-radar “friendships” and rumoured “gifts” with planners.

It’s worth speaking to the estate agent before going to any expense with a solicitor.

You also will need to be deriving the larger part of your income from agriculture in order to comply - no good working full time and a hobby making loss the rest of the time. I would recommend talking to a specialist firm that work with removing agricultural residence restrictions .
