Any Lancashire advice?

I am trying to choose between three properties, one in Cabus (near Garstang), one in Cottam (Preston), and one in Farington Moss (Leyland). Any advice or info on these areas? I checked Lancashire local but it seemed like no one was there...

I’d go South of the river too. I’ve just moved from Farington Moss to Penwortham (waves at CPTart 👋🏼). Penwortham is a lovely area but possibly not rural enough for you OP.
Definitely look at Longton/New Longton.
I work there - there are some beautiful homes, great schools and a nice villagey feel.

Careful with new longton re: the new penwortham bypass. Check locations.

Agreed. As an example Huttonian 6th former, the schools in that area are great.

That said, Bishop Rawsthorne at Croston is as good, if not better.

Lots of good things in South Ribble.

If I had loads of cash I'd say Clitheroe or Lytham but both these areas are relatively expensive.

Bishop Rawsthorne is a much much better school than Hutton. Traffic through Croston is a right 'mare though in the mornings and afternoons, so we bought in one of the other villages mentioned further up.

Interesting you say that. I know Bishops is a fantastic school, but wasn't aware Hutton had gone downhill. It was always a fantastic school years back. Sad if it's not what it was. It was genuinely like a private school education without the gramnar entrance test.

I'd avoid farrington moss. New housing going up at a crazy pace with more to come. The main road through it is a pot holed nightmare. The bypass despite making it larger is still murder at rush hour. Plus there's a massive waste disposal unit just behind it which has created an aweful stink that some residents have made big complaints over. There's also talk of a mega super sized leisure centre being plonked there too. Sorry to put you off 🤣

Don't know much about garstang except to drive through it. And cotton is a bit like toy town. A purpose built residential area but with decent links to the mway but still a bus ride/drive into Preston itself.

Depending where you need to get to for work (cos all these 3 areas are quite spread out) have you looked at longton / penwortham / lea

Hutton has mixed reviews - depends what you're looking for. Ofsted rate it as outstanding, and it's good for the rugby types.
Of course it's boys only, but there's Penwortham Girls' High if you like single sex. I hear good things about that school.

Unless you mean the recycling centre which from what I understand is just like a normal local tip, let me know if I'm wrong?

I work from home so I'm not worried about a daily commute, but it's good to know about prospective traffic (although I assume it'll still be lighter than where I am in Essex)

The tip is still there - I went yesterday, but you’re right. It’s just like any other tip.

Perhaps thismeansnothing has confused Farrington Moss for Buckshaw Village and means the tip at Clayton? I didn't think the smell travelled as far as Farrington Moss, but I'm happy to be corrected!

@FunRequirement as you work from home it might be worth considering other nearby villages where you can have a little walk to the local shop etc? I work from home a lot and go for a 15mins walk every day into the village to make sure I've actually been outside! Farrington Moss doesn't have anything like that.

No I meant the big waste industrial place on centurion way industrial estate which created heck of a pong for ages. Hadn't realised they'd finally shut it down though cos the building itself and the big chimneys still look like theyre there 👍

Yeah it looks like the council shut down/mothballed the global renewables site but I dont think there are any other industrial waste sites near centurion other than the recycling centre which is like a local tip, I could be wrong though, I have just been using google.

Is that right qu1rly? I looked at Hutton for my boys but decided the outstanding Catholic school would be a better fit for us.
Sounds like I made the right choice.

My DC are at the outstanding catholic secondary.
The Penwortham bypass won't affect longton. It's half built already, I've been watching the progress from my bedroom window, and if it achieves what it hopes and directs traffic away from higher Penwortham in rush hour, Penwortham will become increasingly pedestrianised and even more desireable. A few nice little cafes and wine bars springing up in the area.

Hi there,

I'm a student at the University of Central Lancashire in Preston and I'm currently doing a project on social issues, in particular housing.

I was wondering if there was anyone with any grievances about the new housing estates (whether you live in a new home or new one doesn't matter.)

I'm looking at how the new builds are impacting the social aspects of the locals lives, are there enough schools, dentists, GP's etc. Council doesn't seem the think there is a problem, but as a local myself, this is absolute bullshite not entirely accurate.

Is there anyone with any thoughts who would enjoy a vent?
