Stuck and have no where to turn to

I need some advice. Me and my childs father are living together, we had a baby 11 months ago and we have a mortgage for another 2 years. Our relationship has totally broken down and I feel like it’s unfixable. I literally don’t know what to do or where to start. I have spoke to our mortgage lenders and they have said that it will be 10k charge if we were to sell the house now which I can’t afford to lose. I have no family near by that I can go and live with. He’s refusing to leave the house because he pays most of the bills due to me being on mat leave still. Even when I go back to work in September I won’t earn enough to be able to rent or live anywhere else with my son. I just don’t know what I can do, I don’t physically think I have it in me to live here another 2 years in this toxic environment for our poor child to see. I feel like I have totally failed as a mother for this being his mums outcome! Are there any suggestions please ? Thank you

Start looking for a flat to rent asap. You will be entitled to UC even if its just towards your rent and childcare.
Also you will be entitled to child maintenance from the dad which doesn't count towards UC.
Put the house on the market as soon as you move out as it may take a while to sell though you may have to get a crt order to force the sale if your stbex isn't willing to sell. Losing £10k as a couple or £5k each is worth a lot less than your mental health
