Wanting to be on my own

Hi, I'm looking for advice
My relationship is breaking down and I have a 9 month old, I currently own a house with my partner but I'd like to start up on my own. I have some savings and due to start a part-time job. Is it possible to buy a small home in this situation as I won't have anywhere else to go if we part? Has anyone been in a similar situation?

Depends how much your part time job pays you? Big money then maybe, minimum wage not a chance.

It depends on how big a deposit you would be able to put down, what the LTV (loan as a percentage of value of intended property) would be, how much you would be earning and what your outgoings would be. Your best option would be to phone a mortgage broker - someone like London and Country (Google them). You'll be able to discuss your options and you'll have a clearer picture of what you're aiming for. There's no reason why you shouldn't be able to buy somewhere as long as all the figures add up. Plus you could always move somewhere a bit cheaper, e.g. cheaper area, smaller property.

I would have to sell my first house definitely. I just worry about income as I have nursery to pay for too
