How to get chatting with one of the guys in the next office

Work in a small estate, few offices with own buildings ect.

Seen a guy I like, how do I get chatting?
We've worked here a few years as seen them around, never spoken, would it be weird to start now? Like what do I do?

Can't ask to borrow anything as next doors office (different next door to the one with the guy) are friendly and can ask them anyway as chat to them often so would be weird to ask the other office with the guy.

Gosh I woke up this morning having dreamt about him and his dog, I'm going to figure out how to speak to him and make a move next week. I'll keep you all posted!

I know! Pretend that you are really interested in getting a dog the same breed as the one he has, and that you just wanted to know if he had any advice as an owner of whatever dog it is. That will get him chatting for ages, and also he will at some point reveal incidentally whether he's single or not 'when my wife is wfh he stays with her/because I'm on my own he comes in to work with me'.

I've found another good one, it probably wouldn't work in this situation because you've walked past each other for years. But 'god, I know you from somewhere, I just can't place where from' works amazingly. They scratch their head for ages trying to figure out where from then offer up all sorts of 'do you live in X area? Did you go to X school?' Etc and it starts a whole big conversation. Well it's worked the one out of one times I've tried it anyway!
