Practical preparations for leaving

I'm going to make an appointment with a solicitor in the next few weeks but what info should I have ready in order to get a good idea how to move forward.

My biggest issue will be the finances. I won't be able to buy DH out of the house (not that I want to keep it anyway) but with a 50/50 equity split and my part time earnings there is no way I'd get a mortgage on anything locally (minimum price would be £250000 for something here). I want to stay in the area whilst the kids are at school.

I am working on increasing my earnings and I've started putting some money away in savings. I thought I could sit tight for a year, save some money and rebuild my career to increase my earnings but I'm not sure I can face it. There's no DV or abuse I'm just ground down by the negativity and tension.

What's the most practical way forward so I don't end up financially screwed?
