Do you see the point in a balcony?

We are in the process of buying a house and are planning to extend on one side. There is already a one storey building on one side currently used for storage/downstairs loo and we are thinking of building an extra storey on top of it, which would join on to the master bedroom. It's about 10 foot square.

With that extra space, which do you think would be nicest: a walk in wardrobe/dressing area/storage area and an ensuite shower room + loo, or all of the above plus a smallish (big enough for a couple of chairs) balcony? Balcony would face west and view is over open fields and the Welsh hills. I think it would be nice, DH doesn't see the point - what does MN think?

As another option, I've just been thinking about storage/dressing area and shower room being one large room rather than divided up - a balcony off that (ie going through the bathroom) would be weird, wouldn't it? Another option would be having one room with a juliet balcony, but I'm rather sold on a proper one now ...

juliet balconies are nice. Def not a balcony off the bathroom though, that would be rubbish

Katy that was kind of the original idea, though it would be a corridor with storage/wardrobe all down one side rather than central corridor and two rooms off it (allowing 2 ft for storage, 3 ft for corridor and 5 ft for shower room) iyswim.

What is the size of you bedroom, where are the windows & where is the proposed door to the extension?

Bedroom is 13 foot by 10 foot with large window on one side of the long wall and a smaller one on the shorter wall. Door to the extension would be on the longer wall, few feet down from the window; placement of the extension would conveniently not affect the current window (except obviously you'd see a brick wall if you peered right, but I think all you currently see are leylandii and a pylon, so not a great loss ).

Door into the room from the hall is opposite the larger window.

So most of the extension would be not sharing a wall with the bedroom?

So how about a small hall 4 by 4 (bit bigger maybe) with a door straight on to balcony and a door at right angles to the ensuite?

Yep, they share about 6 foot of wall and form an L-shape put together. Large window in bedroom also faces west.

Do you mean lose the storage? Otherwise I think what you're describing is more or less what I mean, except would have five foot square hall with cupboards down one side, then
five foot square en suite and five by ten balcony.

Tbh I'd rather have the storage than the balcony, as it would mean not having to have big wardrobes in the bedroom plus where we are now we really struggle for storage and DH's clothes are mainly piled on top of a chest of drawers and look messy and rubbish.

If I had a balcony off the bathroom I'd be tempted to flash the Welsh hills!

TBH, I don't really see the point of balconies either. Nice on holiday but I suppose we have less time to sit and stare at home. Which is sad. I'd rather arrange a nice seating area in the garden, if you have good views. ( of general location)

Otherwise, I'd be more tempted myself by extra storage space. I don't think you can have enough.

If it helps, we also have views of a chemical plant and the motorway

I have fantasies of sitting up there with a cup of tea and a book while DD plays in the garden below

I have thought of that but (1) I'm not a massive fan of Juliet balconies and (2) would be a bit weird I think to hang out in your bedroom drinking a cup of tea and watching DD play in the garden but somehow different on a real balcony ... Hmm ...

DD is 12 - so I don't have that

Mind you in a year or 2 I will be fighting to use my bathroom
